DESCRIPTION We feel that this is an excellent apartment that will appeal to most first time buyers, those that are downsizing and also buyers looking for an investment . There are many reasons why we think this property should be considered. Firstly, we like the fact that you have your own private front and rear garden, something that is rare in other apartments at this price level. Secondly both bedrooms are good size doubles which over look the garden, also for buyers that are apprehensive about lease lengths and service charges, they will be encouraged by the fact that the lease is in excess of 900 years and you have a share of the freehold.

Once inside the front door, the entrance hall provides access into both the large living room and also the kitchen. We really like the size of the living room, it can comfortably host large furniture and even has space for a dining table at the far end, there is a large window which overlooks the front garden, allowing plenty of natural light to come in. The kitchen is a good size with plenty of prep space and storage cupboards, we also like the fact the kitchen has a window in it which can be hard to find in apartments. Both of the bedrooms are doubles and look over the rear garden, bedroom one has large fitted wardrobes, whilst the bathroom is located to the side. The second bedroom lends access to the garden, we feel that this could make a great snug or separate dining room if buyers didn’t need a second bedroom. The rear garden has a large patio area and also has a side gate which leads you back to the front of the home and in addition to this the apartment comes with the added benefit of a garage en-bloc however if you were looking for further off road parking we believe that there would be real scope to do so by dropping the curb to the front, obviously subject to the local planning consents.

LOCATION The position of Appledore Gardens is excellent. Turn left from your front door and a walk takes you into the village for everything you need in one direction, or turn right towards Haywards Heath mainline station in the other direction. The bustling High Street is the centre point of a thriving community with a wide range of independent shops to choose from.

There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Friday evening at the top of the common, you can’t beat the Fish & Chip van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance, as is Oathall Community College. Importantly for many local residents, the ability to get to Haywards Heath mainline train station is crucial and from Appledore Gardens, it is less than a mile away. Published train times to London Bridge and Victoria are approximately 50 minutes, whilst Brighton is around 20 minutes.

There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
