Excellent value for a tucked away detached home in the heart of the village with the benefit of no onward chain. Four bedrooms with an en-suite to the large master bedroom, brilliant entertaining space and just a few moments from Balcombe station. Off road parking.

DESCRIPTION This is a great family home set in a wonderful village. Modern and spacious throughout, there are four bedrooms including an impressive master suite, rear garden and off road parking, all of which is tucked away in a quiet cul-de-sac within walking distance of Balcombe Village and mainline railway station.

There is plenty for a buyer to get excited about with this home. Firstly, we love end of cul-de-sac location which ensures it is peaceful with no passing traffic. The accommodation is just under 1,600 square feet and offers plenty of space for any growing family. The conservatory addition to the rear really transforms the kitchen and entertaining space that flows really well. The kitchen has plenty of prep space and storage, as well as a breakfast bar before opening out to either the conservatory or into the formal dining room. The conservatory has been used in the past as either a family room or a playroom. The sitting room is located to the front and can be accessed via the double doors in the dining room or from the entrance hall. The ground floor accommodation is completed by a cloakroom and also the garage which can be accessed internally from the kitchen.
Upstairs there are four bedrooms and two bathrooms. The master bedroom really impressed us, easily big enough to accommodate a super-king bed and with its own dressing area with fitted wardrobes that leads to a wonderful en-suite shower room. There are three further good sized bedrooms and an excellent size family bathroom with both a bath and separate shower.

Outside, a bloc paved drive provide ample parking for a number of vehicles along with access to the integral garage. The rear garden is mainly laid to lawn with a paved patio area and side access to the front.

The rear garden is made up of a block paved patio and lawn and is enclosed by fencing. The sunny aspect is the perfect outdoor spot accessed from the conservatory and has a side gate leading to the front. There is ample parking on the block paved drive in front of the property for at least four cars.

Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. Head down Oldlands Avenue and you’ll find direct access on foot to Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes.

The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex.
