The perfect character home within walking distance of the mainline station of Balcombe with its services to London. A three bedroom providing plenty of space and accommodation with the excellent potential to extend further (STPP) Off road parking and large westerly aspect garden.

DESCRIPTION White Gables is a great family home and is perfect for those buyers that are looking for a wealth of traditional features. Located in the High Weald area of outstanding natural beauty, we love the fact that it offers a growing family plenty of practicality with well thought out accommodation, with the added benefit of potential to extend further.

The hub of the home is the kitchen/diner to the rear. This room has been extended, both to the rear and side is a superb room with space for a large table in the middle. The double aspect provides plenty of light and there are French doors and a view to the gorgeous garden to the rear. The side extension cleverly incorporates a skylight which allows additional light in. There is an opening to the original dining room could work as a playroom and is currently used as a study. The engineered oak floor in both the kitchen and the dining room really complements the light and works perfectly. The formal sitting room located at the front has the benefit of the original style sash windows and there is also a fireplace which could potentially be opened up.

The first floor is beautiful and light. The spacious landing provides access to the three bedrooms and the family bathroom, with the added benefit of having enough space to add a staircase should a buyer wish to convert the loft without impacting any of the bedrooms. The master bedroom to the front is gorgeous and measures an impressive 15 x 14. The views towards Ardingly are simply stunning. The elevated position provides bedroom two and three with a view over the garden in a south westerly direction.

The rear garden is a real feature of White Gables. Favouring a south/west aspect, it measures over 100 feet and is made up of a variety of mature shrubs and plants. There is plenty of space for children to run around, and the favourly aspect means that it will get sunshine all afternoon. Immediately from the kitchen is the patio area which is the perfect spot for a table. There is side access to the front where you can comfortably accommodate two cars. It is worth noting that other homes in the road have increased the parking area by removing some of the hedging and borders.

LOCATION There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. Balcombe Station is less than 3/4 of mile from the house and is easily accessed on foot via Oldlands Avenue.

Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes. The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park in nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex.

The M23 can be accessed just a few minutes up the Balcombe Road at junction 10A, which in turn provides excellent access to Gatwick Airport and the M25.

For those seeking outdoor activities, the superb Ardingly Reservoir which can be accessed via public footpaths is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane. The larger towns of Haywards Heath can be found a short drive to the south whilst a more extensive range of shopping and dining facilities can be found to the north in Crawley. Brighton can be found 18 miles to the south. The countryside is not far from your front door, National Trust facilities are located locally at Wakehust Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road.
