We love this family home! Providing excellent entertaining space and five good size bedrooms, an excellent Edwardian home with character, westerly aspect garden to the rear and off road parking to the front
DESCRIPTION For a buyer that is looking for character and that classical Edwardian look, we think that Leahurst could be perfect. We love the fact that it has been extended, both at the rear to create a brilliant kitchen breakfast room that flows perfectly into the family room, and into the loft space which means you have flexible bedrooms over two floors.
There is plenty of character too; stripped wood floors, fireplaces, exposed brickwork and high ceilings. The formal sitting room is the perfect closed off room at the front for either adults to enjoy or as a playroom. As you enter the family room and see the open fire, it is easy to understand why this area is the hub of the home. At the center of the kitchen is a large table that can easily accommodate six. Wood work tops provide plenty of prep area and are complemented by the butler style sink. There is also space for a range cooker. French doors take you the decked terrace, whilst another door takes you to the utility and cloakroom area.
On the first floor there are three bedrooms and the family bathroom. To the front is what was originally the master bedroom prior to the loft conversion. Two further bedrooms overlook the rear garden whilst the family bathroom is nestled between the front and the rear. We really like the exposed brickwork in the loft conversion, which provides a nice contrast from the white walls. There is a bedroom to the rear and the master bedroom to the front, which has the benefit of a wet room.
The garden consists of three sections and measures over 100 feet in total. From the kitchen/breakfast room, a decked terrace is a great spot for a table and chairs and the wooden gazebo ensures that you can use this space all year round. A wooden gate takes you through to the lawn area and a small parting leads to a further lawned and paved area with garage/timber workshop and storage buildings, additional garden shed. To the front there is off road parking and side access.
LOCATION We really like this position of this home on Junction Road. A short walk takes you to Wivelsfield station with mainline connections to Brighton, London Bridge and Victoria in under an hour. There are a good range of nurseries and primary schools in the town, with The Burgess Hill Academy or St Paul’s Catholic College being the choice for secondary schools. Manor Field Primary is at the bottom of the road. Also at the bottom of Junction Road is Worlds End Recreation Park, whilst St John’s Park can be found off Park Road. Bedelands nature reserve is within 1 mile.
For daily needs, there is the choice of the Co-op to the south on Junction Road, or at Wivelsfield station a convenience store. The town has plenty of places to eat out with a number of independent restaurants from Curry Houses to Spanish, to Tex Mex and steak houses. From Junction Road you can be into the countryside within a few minutes towards Wivelsfield Green and Ditching which will lead you to the South Downs National Park. Excitingly, Burgess Hill has just been given approval for a £65 million redevelopment which will include a 10 screen cinema, hotel and additional 70,000 square feet of retail space.
