DESCRIPTION For a buyer that is looking for character and that classical Victorian look, we think this home could be perfect. We love the fact that it has been extended, both at the rear to create a large Kitchen Breakfast room that provide excellent entertaining space and into the loft space which means you have four double bedrooms. 1400 square feet is a lot of accommodation and the balance between the ground floor and the first and second works really well. On arrival, we were instantly drawn by the part stain glassed front door, which really complements the red bricks. An inner door opens out to the sitting/dining room where there is a bay to the front complete with sash windows and an open fireplace with detailed tiles and a wood surround. There is space for a large dining table which leads nicely into the kitchen where there is also a breakfast bar. The double aspect kitchen provides plenty of prep and cupboard space, a NEFF four ring induction hob and eye level NEFF oven. There are built in and space for appliances and the underfloor heating is a nice touch. The previous owners extended this room and cleverly created the vaulted ceiling which with the Velux windows, lets in plenty of light and enhances the sense of space. The ground floor accommodation is completed by a cloakroom and a useful inner hallway-perfect for storage!

On the first floor and three bedrooms and the bathroom. The master bedroom is located at the front and just like the sitting room, benefit from the Easterly aspect and the morning sun. Built in sliding wardrobes work really well in this room too. Bedrooms two and three overlook the garden to the rear, whilst in the bathroom there is a separate shower cubicle in addition to the bath, WC, hand basin and heated towel rail. There is also a cloakroom on the first floor. The loft conversion provides bedroom four which we think is a great room and could perfectly as a guest bedroom, teenage hideaway or an office. The double aspect provides plenty of light and there is a large walk in wardrobe which is great for storage.

From the kitchen, French doors lead to the West facing rear garden. There is plenty of space to entertain in and the Westerly aspect will get the benefit when the weather is good. At the end of the garden there are two shed, one ideal for storage and the other with power and lighting. To the front there is off road parking for 2 cars and side access which takes you to the rear.

LOCATION We really like this position of this home on Junction Road. A short walk takes you to Wivelsfield station with mainline connections to Brighton, London Bridge and Victoria in under an hour. There are a good range of nurseries and primary schools in the town, with Oakmeeds Community College or St Paul’s Catholic College being the choice for secondary schools. Manor Field Primary is at the bottom of the road. Also at the bottom of Junction Road is Worlds End Recreation Park, whilst St John’s Park can be found off Park Road. Bedelands nature reserve is within 1 mile. For daily needs, there is the choice of the Co-op to the south on Junction Road, or at Wivelsfield station a convenience store. The town has plenty of places to eat out with a number of independent restaurants from Curry Houses to Spanish, to Tex Mex and steak houses. Excitingly, Burgess Hill has just been given approval for a £65 million redevelopment which will include a 10 screen cinema, hotel and additional 70,000 square feet of retail space.
