Kempe Road, Lindfield

Immaculately presented throughout and enjoying a favoured corner plot position, a detached family home with four bedrooms and three bathrooms. Features include underfloor heating to the ground floor, solar panels to provide hot water and heating, south west aspect garden and a garage with parking in front. Built in 2012, there is also the remainder of a NHBC warranty.

DESCRIPTION For anyone searching for that immaculately presented home to move into straight away, this could be perfect. There is plenty of reasons for a buyer to get excited about with this four bedroom family home. Firstly, the corner plot position ensures there is so much natural light that floods into the home throughout the day. On the ground floor the sitting room enjoys a triple aspect and there is a double aspect in the kitchen/diner, whilst on the first floor two of the bedrooms enjoy a double aspect. We really like the kitchen/diner and it is easy to see why this is the hub of the home. There is plenty of prep space on the granite work tops and the granite island with its breakfast bar provides that luxury finish. There are integrated appliances which include a washer dryer, fridge freezer and a dishwasher and space for a digital aga – available by separate negotiations. The high gloss floor tiles enjoy the benefit of underfloor heating which runs throughout the ground floor. There is space for a dining table and access to the garden through the french doors and the single door. The ground floor is completed by a cloakroom.

The L shaped first floor landing feels spacious and here you will find access to the four bedrooms and three bathrooms. Both the master bedroom and the guest bedrooms have en-suites. The master bedrooms enjoys two windows that overlook the garden whilst the guest bedroom has a double aspect, as does bedroom four. Bedrooms three and four are a good size. The bathroom is located between bedroom two and four and is finished in a neutral decor. The favoured south and westerly aspect garden benefits from a patio and raised lawn as well as access into the attached garage. There are important factors for a buyer to consider that gives this home an edge. Firstly, the NHBC warranty has until 2022 remaining. The boiler system was replaced 2016 and the purchased solar panels providing heating and hot water and an income on a yearly basis. Coupled with the improved boiler system and conscious approach to energy efficiency, this is a very easy to run, low cost and low maintenance home.

LOCATION We think the position of Kempe Road is superb and provides buyers with a central, yet quiet spot within the village. You can stroll to either the Common or into the High Street via Newton Road and Lewes Road. The Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Friday evening at the top of the common, you can’t beat the Fish & Chip van!

There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Tamasha curry house is a firm favourite already, whilst our go to place for coffee is Lindfield Coffee Works, tucked away on Alma Road off the High Street.

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within one mile, as is Oathall Community College. For commuters, Haywards Heath mainline train station is approximately 1.5 miles on foot where published train times to London Bridge and Victoria are approximately 50 minutes, whilst Brighton is around 20 minutes.

There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
