DESCRIPTION Quite simply, a superb family oriented home that we have fallen in love with. There are so many aspects of this home that we think are great and will appeal to a wide range of buyers. Our clients have transformed this home by extending on both the ground and the first floor and the benefit is that you have a home designed specifically with a family in mind and not just extended for the sake of it. Clearly, the hub of the home is the kitchen/family room at the rear. Measuring 25 x 21, this double aspect room has a number of different uses and the finish is sympathetic with that country feel. The wood work surfaces provide plenty of prep space and is perfectly complemented by the island and breakfast bar. There is a butler sink and a range cooker with matching extractor hood as well as integrated appliances. There is a space for a dining table – the circular table really works in this room and there is ample space for sofas. We like the fact the sofas look out over the patio garden, amplified by the bifolding doors across the back of the extension. Additional light into the room is enhanced by the eight velux roof windows which sit under a pitched ceiling and reinforces the thought put into this extension. We also like the solid wood floor which ensures this room is perfect all year round. There is also a utility room which has a sink and provides space for a washing machine and tumble dryer and access to the rear garden. To the front, the former sitting room is now predominantly used as a playroom, but could still easily work as a second sitting room or as a TV room. The ground floor accommodation is completed by a study and a cloakroom.

On the first floor are the three bedrooms and two bathrooms. The first floor extension has created a large master suite and as such, there is no small third bedroom for buyers to be concerned about. Bedrooms two and three are comfortably doubles and benefit by the gorgeous semi rural views to the south. Bedroom two has a fitted wardrobe and also a view out over the rear garden. The master bedroom is very spacious, with built in wardrobes at one end and a hatch with pull down ladder at the other end that takes you to the attic room. Here, there is a velux window to the rear and could be ideal for additional accommodation. Subject to the necessary consent being granted, we think there is potential to move the door to the master bedroom and install a staircase to the attic to create a fourth bedroom. Both the bathroom and the en-suite provide that luxury feel, we like the rainwater shower head in the en-suite.

To the rear of the extension, we are advised that the patio has been built to hold a conservatory if required. Currently, it is a great spot to have a BBQ and the clever idea to have the surrounding grass as low maintenance artificial grass means that at any time of year, it can be used and is great for those with young families. A step leads you to the traditional lawn area and the garden extends to an overall size of approximately 75 feet in length. The raised patio at the far end captures the late afternoon westerly sun and the view over the neighbouring field enhances that countryside feel.

LOCATION Lodgelands is a great spot within the hugely popular village. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll up the road and pop into The Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!) Further up the road is Wakehurst Place which is part of the National Trust. There is St. Peter’s C of E primary school within the village and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge in under an hour is just over three miles to the south
