Lyoth Lane, Lindfield

Guide Price £535,000

DESCRIPTION We have fallen in love with this wonderful Edwardian family home that sits on a quiet country lane in Lindfield. There are many features for a buyer to get excited about with the flexible space and layout being a key factor. Accommodation of 1,650 square feet over three floors provides five bedrooms and excellent entertaining space. View to the east towards Sheffield Park and the Ashdown Forest in one direction, and westerly in another direction is another great feature.

The flow of the ground floor works really well, the sitting room and dining room are open to create a large area with stripped wood floors in both rooms. An open fire is the centre point of the sitting room and the exposed brick chimney really stands out as a feature. There is also a fireplace in the dining room which could be used and a double aspect – windows to the rear and side, provide plenty of light. The window to the rear has a view that overlooks the garden. The kitchen/breakfast room provides plenty of prep space on the wooden work tops and cleverly incorporates a breakfast bar with space for stools. There are plenty of appliances too, a built dishwasher, full height fridge freezer, five ring hob and double oven. There is also a pantry – a great addition to any kitchen, which also has the benefit of power. From the kitchen, an extension in the mid 1980’s was added to create a playroom/study and a cloakroom. This is a great room if you have kids, there are doors out to the garden and the same flooring in here and the kitchen flows really well.

On the first floor there are two bedrooms and the family bathroom. The large double aspect bathroom includes a free standing bath, a large walk in shower and a storage cupboard which includes space and plumbing for a washing machine and tumble dryer – a great idea rather than the conventional method of having it all located on the ground floor. We like the stripped wood floors in the master bedroom, which also has built in wardrobes and great views of the fields opposite Lyoth Lane and beyond towards Sheffield Park and the Ashdown Forest. An excellent loft conversion, really maximising the available space, has created three further bedrooms on the second floor. Two of the rooms provide wonderful views in a north and westerly direction towards Ardingly and beyond with the bedroom to the front providing similar views as to the master bedroom.

We think the garden works really well and has the benefit of a favoured south/westerly aspect and therefore benefits from sunlight throughout the day. Careful thought has been given to the position of the patio and garden table which perfectly captures the evening as the sun sets. To the side of the house is a wide pathway which is the perfect spot for bins and storing logs, whilst the end of the garden is a summerhouse/studio, which measures 6m x 4m. Installed as recently as late 2016, our clients have been advised that it is possible to run electricity into the studio. Clever positioning of the summerhouse provides storage behind which is a great space to store bikes and other outdoor equipment. To the front is off road parking, our clients can comfortably accommodate two and often three vehicles.

LOCATION For those looking for that countryside feel but still within walking distance of the village, Lyoth Lane could be the perfect spot. On your doorstep is The Snowdrop pub, a firm favourite with many in Mid-Sussex and certainly with ramblers, who you can often see up and down Lyoth Lane. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Friday evening at the top of the common, you can’t beat the Fish & Chip van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance. Follow Lyoth Lane in a northerly direction and it meets Gravely Lane, whilst a pathway brings you out closer to Lewes Road. Our clients walk to Lindfield primary school within 20 minutes, as is Oathall Community College. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
