The sitting room has a feature log burner, combining this with the contemporary shutters which complement the bay window we really think buyers would find themselves at home here. We love the size of the dining room and the current owners have spent a lot of time in bringing this room to life, new flooring has recently been laid and there is plenty of space on offer to comfortably host a six-seater dining table.
To the rear, you will find a nicely sized kitchen breakfast area, one thing we really like about this area is the amount of natural light which comes in, you have double doors to the rear which open out onto the garden as well as windows along one side and a Velux window too, there is an incredible amount of prep space available which is an added bonus. The ground floor is completed with a utility and downstairs w.c.

On the first floor, there are three bedrooms and the family bathroom. We love the master bedroom, not only is it a fantastic size, like the sitting room it has contemporary shutters, the windows overlook the fields to the front providing a real sense of peace and tranquillity. The bedroom to the rear had previously been used an office, with the view out onto the garden we can see why and the second bedroom on this floor is a good double bedroom. One of our favourite rooms is the top floor bedroom, it has by far the best views from the house over farmland towards Sheffield Park and the Ashdown Forest it has a large amount of eaves storage and could be used as a bedroom, office or playroom.

The rear garden has a favoured south/westerly aspect and therefore benefits from sunlight throughout the day. Not only do we like the aspect, there is an Apple Tree in the middle of the garden which we feel is a great feature. Careful thought has been given to the front of the house, the current owners have created an area for off road parking and not only do you have this area, there is a further driveway and garage which many homes of this style and location lack.

LOCATION For those looking for that countryside feel but still within walking distance of the village, Lyoth Lane could be the perfect spot. On your doorstep is The Snowdrop pub, a firm favourite with many in Mid-Sussex and certainly with ramblers, who you can often see up and down Lyoth Lane. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Friday evening at the top of the common, you can’t beat the Fish & Chip van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance. Follow Lyoth Lane in a northerly direction and it meets Gravely Lane, whilst a pathway brings you out closer to Lewes Road. Our clients walk to Lindfield primary school within 20 minutes, as is Oathall Community College. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23
