DESCRIPTION We have fallen in love with this wonderful family home that sits on the southern side to one of the most sought after roads in the village. There are many features for a buyer to get excited about with the South facing garden backing onto woodland being a key factor in Balcombe and the tasteful character and charm which is on offer throughout.

The flow on the ground floor works perfectly. The sitting room and orangerie are accessible to each other through double doors, with the open fire and its exposed brick chimney being the stand out feature of the sitting room. The orangerie has plenty of natural light with a dual aspect and Bi-Folding doors which lead directly out to a decked area of the garden. It’s currently used as a formal dining room and in addition to this, there is an opening into the kitchen which provides plenty of prep space and views out over the garden. There is a top of the range working electric AGA which could be included in the sale, this is a great benefit as it has the option to be turned off or onto a simmer mode which makes it more economic to run than a typical oil or gas version. The ground floor accommodation also includes another reception room which is currently being used as an office however it could easily make a playroom or formal dining room if required, and there is a separate utility area and a WC.

On the first floor, there are three bedrooms which all host double beds and the family bathroom. The large master bedroom has views out over the rear garden and access to an en-suite which includes a walk-in shower, sink and toilet. Like the rest of the house the remaining bedrooms and the family bathroom are exceptionally well presented and offer plenty of character, from the feature fireplaces in both bedrooms to the flooring in the bathroom you really can appreciate how much time and effort the current occupiers have put into creating this special home.

We think the garden works really well and has the benefit of a favored southerly aspect, rarely found within the village. Careful thought has been given to the different stages of the garden, from the decked area leading out from the dining room to the retreat at the bottom of the garden which enjoys the evening sun, there is a final area which leads onto the woodlands. In here you’ll find different species of birds and even deer. Having direct access to the woods is incredible all year round and it’s a great spot to walk the dog or letting the children explore. To the side of the house is a pathway which is a great spot for bins and storing logs, whilst the end of the garden has a large shed. To the front is off road parking, our clients can comfortably accommodate two vehicles.

LOCATION There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. There is direct access on foot to Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes. The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex.
