Saxon Way, Lindfield

Guide Price £270,000

With the excellent benefit of its own private entrance, private rear garden and car barn parking, a well presented ground floor apartment with two bedrooms in the heart of Lindfield.

DESCRIPTION This is an excellent apartment in the heart of beautiful Lindfield that offers a buyer plenty of features. Saxon Way forms part of a small development called The Limes which consist of apartments through to large detached executive homes. Built from 2010, buyers will assume the benefit of the remaining NHBC warranty which provides peace of mind. An important feature that will appeal to buyers is its own private street entrance straight into the entrance hall. Additionally, we like the fact that the end block position and being on the corner of Saxon Way and Barncroft Drive provides a sense of privacy. There is covered allocated parking in the car barn at the rear and allocated parking to the front. The open plan sitting room and kitchen provides plenty of light both to the front and rear which via the french doors, takes you out to the rear garden. The sitting area accommodates space for a dining table and there is a useful large storage cupboard. Both bedrooms are doubles and have the benefit of built in wardrobes, with bedroom one overlooking the rear garden whilst the white fitted bathroom suite has the benefit of a large storage cupboard. To the rear, the garden is part patio and lawn with a side gate which leads you to the car barn.

LOCATION We think the position of Saxon Way is superb and provides buyers with a central, yet quiet spot within the village. You can stroll to either the Common or into the High Street via Newton Road and Lewes Road. The Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Friday evening at the top of the common, you can’t beat the Fish & Chip van!

There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee.

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within one mile, as is Oathall Community College. For commuters, Haywards Heath mainline train station is approximately 1.5 miles on foot where published train times to London Bridge and Victoria are approximately 50 minutes, whilst Brighton is around 20 minutes.

There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
