The perfect family home in a wonderful village. A simply stunning four bedroom, two bathroom detached family home convenient situated in an exclusive cul-de-sac within walking distance of Balcombe village and mainline railway station.

DESCRIPTION This is a great family home, set in a wonderful village that we have instantly fallen for. Modern and spacious throughout, there are four bedrooms including an impressive master suite, rear garden and off road parking. All of which is tucked away in a quiet cul-de-sac within the heart of the village and to the mainline railway station.

There is plenty for a buyer to get excited about with this home that centre’s on entertaining space. Firstly, we love the cul-de-sac position within this small development of just five family homes, which were built in 2003. With no passing traffic, this is a great spot for families. Internally, both the ground and first floor accommodation has been carefully considered to make the most of the space available. The south facing kitchen is understandably the hub of the home and has a bright and welcoming feel to it. The granite work tops and breakfast bar provides ample prep space in addition to the integrated appliances, which include a full height fridge freezer, dishwasher, washing machine, oven and hob. An internal door takes you through to the garage where the boiler is located and there is space for a tumble dryer. In front of the doors in the kitchen which lead out to the terrace, is the perfect spot for a breakfast table. The adjoining dining table can comfortably accommodate an eight seat table and from here the spacious conservatory which overlooks the garden, works really well as a playroom. The formal sitting room overlooks the front and is a good size, measuring 15’9 in length. The ground floor accommodation is completed by a cloakroom.

The first floor accommodation is excellent and ideal for a growing family. The stand out feature is the large master bedroom and en-suite which really impressed us. This large room has plenty of built in wardrobe space and a natural dressing area before you reach the en-suite. Bedrooms two three and four are all a good size and overlook the rear garden, with bedroom two also benefiting from built in wardrobes. The excellent size family bathroom has a separate shower cubicle in addition to the bath, WC and hand basin.

The south facing garden consists of a large terrace and an area of lawn. Access to the terrace is from the conservatory and the kitchen, ensuring that it is the ideal spot for a BBQ in the summer months. On one side there is access via a gate to the front of the property and on the other side a useful part covered storage area. To the front there is space for two cars on the drive.

LOCATION Tucked away in a sought after cul de sac located off Haywards Heath Road, The Nurseries consists of just five detached family homes. There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. There is an excellent cut through along The Nurseries which gives you a more direct access on foot to Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes.

The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex. For those seeking outdoor activities, the superb Ardingly Reservoir is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane.

The larger towns of Haywards Heath can be found a short drive to the south whilst a more extensive range of shopping and dining facilities can be found to the north in Crawley. Brighton can be found 18 miles to the south. The countryside is not far from your front door, National Trust facilities are located locally at Wakehust Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road.
