Appledore Gardens, Lindfield

Guide Price £500,000

Tucked away from passing traffic and providing excellent access into the High Street and to Haywards Heath station, a three bedroom family home with open plan entertaining space and a good size southerly aspect garden. Garage to rear, potential to extend further.

DESCRIPTION This is an excellent home, tucked away in a quiet spot in Lindfield that will appeal to a wide range of buyers, the current owners having undertaken significant renovations and improvements.

There is plenty for a buyer to get excited about as soon as you walk through the front door. The extension provides a much larger entrance hall and a useful cloakroom, the perfect spot for coats and boots. The original layout provided a double aspect sitting/dining room and separate kitchen. But by removing the wall between the kitchen and the dining room, a brilliant entertaining area has now been created and it is easy to see how this is the hub of the home. The built in appliances, which include a fridge freezer, washing machine, dish washer and double-oven are housed within cream colour shaker style kitchen units. These complement the elegant tiles and the work surfaces, which include a five-ring gas hob. There is plenty of storage too and an under-stairs cupboard, which houses the boiler. The bi-fold doors that take you from the dining area out to the garden add to the flow of this area, which basks in natural light from this south-facing aspect.

The sitting room area is bright and spacious and the Karndean flooring, which flows throughout the ground floor, is easy to keep clean and combines well with the large windows which lets the light flood in. The light and flow continue on the first floor with a spacious landing area. All of the bedrooms are good sizes, with bedrooms one and three overlooking the front and bedroom two to the rear. Bedrooms one and two have excellent built-in wardrobe space, whilst bedroom three has a useful storage cupboard. The bathroom has been remodelled to provide an eye catching finish. There is a double slipper free standing bath as well as a large walk in shower with a rainfall shower head and a bluetooth-enabled bathroom cabinet with speakers.

Another key feature of this wonderful home is the rear garden. The aspect favours a southerly direction and therefore benefits from sunlight throughout the day and provides an excellent energy source for the solar panels mounted on the roof. The garden starts with a decked area from the bi folds, which is a great spot for table and chairs. The lawn area extends past a mature apple tree to where the garage is located and a side gate provides handy access to the garage. To the front, there is a lawned garden.

LOCATION For many buyers, the cul-de-sac position of this part of Appledore Gardens is a real selling point. The combination of a quiet village life and retaining good access to Haywards Heath station works perfectly. Published train times to London Bridge and Victoria are from approximately 44 minutes, whilst Brighton is around 20 minutes.

The bustling High Street is the centre point of a thriving community with a wide range of independent shops to choose from. There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. For an evening meal, you can’t go wrong at the Limes Restaurant or Tamasha. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee, as is Slake which you can find opposite the pond. The recently opened Truffles Bakery is a popular addition, whilst Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the Pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within one mile, as is Oathall Community College. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
