DESCRIPTION **Guide Price £350,000 – £365,000** Tucked away in a quiet cul-de-sac, this is a superb family home that we know will excite plenty of buyers. We really like the open plan feel of the ground floor which lends itself to entertaining, with the kitchen being visible to the dining area. The sitting room and dining area is double aspect, so there is a real sense of light, with patios doors that take you out to the rear garden and windows that overlook the front. The kitchen provides plenty of storage and work surface area and the breakfast bar is a great way to increase the useable space. The ground floor accommodation is completed by a cloakroom and an entrance porch, which is that perfect space to store coats, boots and day to day items that don’t need to be cluttering the sitting room. The three bedrooms on the first floor work well, bedrooms one and three are to the front whilst bedroom two is the rear. We also think that the third bedroom is slightly wider than many and has the additional benefit of storage cupboard too. The bathroom is located to the rear and overlooks the garden. There is also a garage on block. Other homes within the close have extended to the rear and we believe that subject to the necessary approval being granted, there is an excellent opportunity to increase the size of this home.

The garden size is also another key selling feature of this home. The plot is quite wide, there is a side path from front to back and the lawn area takes advantage of this to provide a great space. There are steps at the end of the garden to a summerhouse, which has power and lighting and provides various uses, depending on the needs of a buyer. There is a gate that leads you to woodland and a rural walk to The Gardeners Arms and other nearby locations.

LOCATION We really like the quiet location of Ardings Close. A pathway takes you to the south end of the High Street, where it meets Lindfield Road. The High Street is the hub within village where you’ll find the Post Office and convenience store. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll down the road and pop into The Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!) Further up the road is Wakehurst Place which is part of the National Trust. There is St. Peter’s C of E primary school within the village and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge in under an hour is just over three miles to the south.
