Charlock Way, Southwater

Guide Price £425,000

This two double bedroom detached bungalow is located in a quiet position yet is still within walking distance of the village shops and countryside walks. Benefitting from a South facing garden, en-suite bathroom, conservatory and garage. No Onward Chain.

Ideally tucked away, this two double bedroom detached bungalow is situated within a quiet sought after location and is offered to the market with no onward chain.

The front door opens into a large hallway that provides plenty of space to welcome guests, there is a useful coats cupboard for storing jackets and shoes. We’re particularly fond of the master bedroom which in our opinion is an excellent size, it features a large bay window that overlooks the front garden and it benefits from a large built in wardrobe and en-suite bathroom. Like the master bedroom, the second bedroom also enjoys a private outlook to the front of the house, there is space for a double bed and freestanding wardrobe. We also like where the bedrooms are laid out, all to the front of the bungalow and within close proximity of the bathroom.

The kitchen/dining room offers plenty of space for cooking and for entertaining friends and family, the kitchen area provides ample worktop preparation space in addition to wall mounted and under counted storage cupboards. There is additional space for white goods and plumbing is in place for a dishwasher and washing machine. We are particularly fond of the outlook over the rear garden which is on offer from the kitchen. A spacious sitting room leads into the conservatory which benefits from heating, this allows the room to be used all year around.

Outside, to the front is a driveway which leads up to the garage. The South facing rear garden feels incredibly private, it’s easy to maintain with a large patio seating area which gives over to an area of lawn. The garage can also be accessed from the rear garden which we feel is very useful.

LOCATION Southwater boasts excellent local schooling, both Castlewood Primary & Southwater Infant Academy are rated as good in their recent Ofsted reports. For those searching for secondary education, Millais Girls School and Tanbridge House have been awarded Excellent Ofsted reports and Forest Boys has been rated as good. Christs Hospital Independent School is also close by.

Lintot Square offers a Co-op, doctors surgery, hairdressers and barbers in addition to The Little Teahouse which serve a great cup of tea and homemade food. The Lintot pub is firm favourite of ours in addition to The Tipsy Fox which offers home cooked food and a mixture of draught beers and local ales.

Southwater Country Park is a firm favourite with us and with 90 acres it’s a great place for dog walking and for children to explore The Dinosaur Playground. The Downs Link is easily accessible for bike rides and the village also has its own leisure centre.

The market town of Horsham is located within 2.5 miles and offers an array of shops, bars and restaurants in addition to the recently opened John Lewis & Waitrose. Horsham mainline railway station is under 3 miles away and offers regular services to East Croydon, London Bridge and Victoria as well as down to Portsmouth & Southampton.
