College Road, Haywards Heath

Guide Price £450,000

Providing excellent access to Haywards Heath station, a three bedroom semi detached home. Favoured southerly aspect garden, ideal work from home office and two off road parking spaces.

DESCRIPTION This is an excellent family home, brilliantly positioned close to the station and will no doubt appeal to a wide range of buyers. On the ground floor, you’ll find two reception rooms, with the sitting room located to the front which benefits from a bay window and an open fire. The dining room is a good size and has a view over the garden and an opening that takes you through to the kitchen. In the kitchen there are wood work surfaces and a butler sink with a granite surround, space for appliances and access to the garden. On the first floor are the three bedrooms and the bathroom. Bedroom one is located to the front and has built in storage as well as a fireplace. Bedroom two also has built in storage space whilst bedroom three is a really good size for a third bedroom. To the rear, the brick built storage unit houses the tumble dryer, additional freezer and the boiler. The decking is a great spot for table and chairs and the lawn area leads you to the summer house. Built with planning and measuring 11’2 x 10’4 it is a great work from home space and benefits from power, lighting and a phone line. Behind the summer house and access through a gate is a large timber shed and is the perfect place to store garden furniture. To the front there is off road parking for two cars.

LOCATION The location of College Road is also another reason why we love this home. For commuters, the position is excellent. Haywards Heath station is on your doorstep, where trains to London Bridge and London Victoria are from 42 minutes, whilst Brighton is just 20 minutes to the south. On hand at the station is a Waitrose and around the corner is a Sainsbury’s. Also close by is The Dolphin Leisure Centre, open 7 days a week. For schools, there is either Harlands Primary or Blackthorns Academy. Within walking distance is Beech Hurst Gardens which has a children’s play area, miniature train line during the summer months and also a Harvester. A stroll into Lindfield via Queens Road and West Common provides a thriving community and independent shops as well as great places to eat and drink. There are plenty of outdoor areas to explore on foot from College Road; two of our favourites are Blunts Wood via Harlands Road and Wickham Wood. By car, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Pretty villages surround the town and include Cuckfield, Ardingly and Wivelsfield Green. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
