Courtlands, Haywards Heath

Guide Price £450,000

Located in a quiet residential cul-de-sac with excellent access to town, a modern and well presented three bedroom family home presented in excellent order with south facing garden and off road parking.

OVERVIEW *Guide Price £450,000 – £475,000* This is a great family home in the heart of Haywards Heath and there are many reason why we think buyers will love it. Firstly, the cul-de-sac position means that the only passing traffic is the other residents in your road. Located at the southern end of Haywards Road, means that you are away from the hustle and bustle of town and yet you are only a short stroll up to South Road and all of it’s amenities.

Over 1,000 square feet of accommodation for a three bedroom home means that you have plenty of space. The modern kitchen features soft closing cupboards and drawers, an integrated dishwasher and a four-ring electric hob. The oven at eye level is ideally out of reach for small people and the gloss finished units effortlessly match the work tops. It is the utility room though that we feel buyers will really appreciate. It is large enough to accommodate an American style fridge freezer, a room for a buggy and shoes as well as having a WC & sink unit. There is internal access into the garage and with the off road parking, a buyer might look to convert this into perhaps an office or even a playroom. The boiler is located in the garage and there is also space for the washing machine that would normally take up valuable space in the kitchen.

The sitting room spans the width of the house and has French doors that lead out the patio and a lawn garden. This room is south facing, and with plenty of windows and the doors, it is a really bright room. The wood effect flooring from the entrance hall into sitting room helps to create a sense of flow to the ground floor. In the sitting room there is space for dining table and a large storage cupboard. We really like that fact that all of the bedrooms are a good size and this home certainly doesn’t feel as though the smallest bedroom is a box room. Bedrooms one and three have the view to the rear – you can just about make out the South Downs in the distance. Bedroom two is located to the front, as is the bathroom which as well as having a bath, heated towel rail, WC and hand basin, has the added benefit of a large walk in shower cubicle.

The garden is enclosed by bricked walls to three sides, a feature of sorts that you don’t see every day. The paved patio creates an ideal summer dining area and there is the benefit of the garden having a side access to the front. In fact the side access is large enough we think, that if a buyer did want to extend the kitchen out to create a dining area, there is the potential to do so, subject to the necessary consent being granted. To the front there is a low maintenance garden and parking in front of the garage.

The property tenure is freehold and the council tax band is D.

LOCATION For us, the location of Courtlands is a real feature of this home. Located on a quiet residential cul-de-sac on the southern side of Haywards Heath, you are less than a mile from The Orchards shopping area of the town. Off nearby Park Road you’ll find access into Victoria Park which has tennis courts, an all year round children’s play area with a splash pad open from May until September, a skate park, plenty of open and wooded areas and Tory’s café – a hit with many regulars. To the south end of Wood Ride is public footpath takes you into Catts Wood and Four Acre Wood, a great area of woodland to explore. A range of bars and restaurants can be found at The Broadway whilst an extensive range of shops are located at The Orchards. For commuters, Haywards Heath station is less than 1.5 miles where trains to London Victoria and London Bridge are under an hour.
