Guide Price £430,000

Offered to the market with no onward chain and full of charm and character throughout, a superb family home located on a private lane with the benefit of extended ground floor to provide excellent entertaining space and with three bedrooms on the first floor. Presented in good decorative order, there is a westerly aspect garden and off road parking.

DESCRIPTION This extended Edwardian family home sits on a quiet private country lane, opposite a private woodland on the outskirts of Scaynes Hill. There are many features that we admire about this home; from the flexible living space, to the character throughout and the semi rural feel.

We love the flow of the ground floor. One thing that impressed us is the solid oak floor which flows from the spacious sitting room into the dining room, helping to create that open plan feel. The sitting room features a cast iron open fire place and combining this with the two sets of windows which overlook the front garden, we really think buyers will find themselves at home here. Should a buyer prefer two separate reception rooms, the doors could simply be reinstated. The dining room is large enough to accommodate a family size table and from here there is access into the kitchen. There is ample prep space on the work surfaces as well as storage space and a recently fitted stable door which leads you to a low maintenance rear garden.

On the first floor there are three bedrooms, a family bathroom and a large storage cupboard. We love the master bedroom, not only is it a fantastic size, but similar to the sitting room it overlooks the front garden and provides that feeling of being in the middle of the countryside. Bedrooms two and three are to the rear, whilst the bathroom is to the side. The large storage cupboard provides excellent storage space and perhaps could become a walk in wardrobe for the master bedroom or even offer the potential of an en-suite. There is also additional loft storage and an airing cupboard.

The front garden has a favoured Westerly aspect and therefore benefits from sunlight throughout the afternoon and importantly into the evening. The mature hedging helps create the privacy. In front of the garden is an area for off road parking.

LOCATION For those of you looking for that countryside feel but still within walking distance of the village, Ham Lane could be the perfect spot. There is very little passing traffic along this private lane and sits on The Sussex Border Path, which gives miles of countryside walks from your doorstep. We highly recommend the short walk down to The Farmers for a drink and a bite to eat, which has recently been refurbished and has a large children’s play area in the garden. Scaynes Hill is located a short distance to the east of Lindfield and Haywards Heath on the A272 and West of the famous Ashdown Forest. Surrounded by beautiful Sussex countryside including Sheffield Park National Trust and the Bluebell Railway, the village has two churches, a primary school, a pub, a garage and a petrol service station. The C of E primary school is rated as good in the most recent Ofsted report and can accommodate approximately 120 children.

Haywards Heath is only a short drive away in the car and here you will find a fantastic mix of restaurants and bars, it’s great for commuters as the mainline station has direct access to London Bridge and London Victoria. As well as Haywards Heath, Scaynes Hill isn’t far from Uckfield and Lewes if you wanted to find further shopping and entertainment amenities.
