High Street, Ardingly

Offers In Excess Of £375,000

Offering plenty of character, a three bedroom cottage with two reception rooms and off road parking set in sought after Ardingly and with no onward chain.

OVERVIEW This is an excellent period cottage, located in the heart of Ardingly that will appeal to a wide range of buyers. Brimming with charm and character, we think there is plenty of potential if a buyer wanted to update internally and combine the existing character with a modern finish. The ground floor accommodation provides a sitting room to the front – a good size room with a feature fireplace, whilst to the rear the dining room has an opening into the kitchen where you’ll find ample works surface prep area and space for appliances. Off the dining room, there is a really useful cloakroom and a ground floor bathroom. On the first floor, bedroom one is located to the front and benefits from two built in wardrobes. Bedrooms two and three are also a good size with the first floor accommodation being completed by a shower room. Outside, there is an area for a table and chairs by the front door and a planting area to the front of the home. There is also an off road parking space.

The Council tax band is band D and the property tenure is Freehold.

LOCATION For those that enjoy the outdoors, Ardingly is one of Mid Sussex’s best location. There are plenty of public footpaths on your doorstep to explore and make the most of – stroll across the road and pop into Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!). Opposite is the South of England Showground where you’ll find plenty of dog walkers and routes to explore whilst further along the road is Wakehurst Place which is part of the National Trust. Ardingly reservoir is within walking distance which is home to an activity centre and is a great spot for a walk. Elsewhere in the village is St. Peter’s C of E primary school and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge taking as little as 45 minutes, is just over three miles to the south.
