DESCRIPTION Simply stunning. This superb family home combines the perfect blend of character and charm, alongside a modern touch and finished to a high specification. There is so much to get excited about and we know that buyers will fall in love with what is on offer. Inside this beautiful home, you quickly get an appreciation for our client’s passion for modern living; light sensors in all of the rooms means that you do not need to turn any lights on. As soon as you walk through the front door, you pick up on the open plan feel. Glazed panels completely transform the reception hall space and create a flow into the kitchen and the dining room, which is amplified by the engineered oak flooring and oak beams. The kitchen provides that modern touch; dark grey granite work surfaces provide ample prep space and matching splashbacks complement the softer grey cupboards and drawers. There is an induction hob, double oven, dishwasher and space for American style fridge freezer. A couple of finishes in the kitchen that we really like is the pull-out larder, the boiling water tap and the underfloor heating. There is also a breakfast bar and the floor level interchangeable lighting adds to the appeal of this room.

The glazed panelling and opening from the reception hall take you into the dining room, where a table can comfortable accommodate eight. Off the dining room you’ll find a cloakroom, utility room and access to the cinema/playroom. The cinema room provides excellent entertainment; wired for 7.1 surround sound and with the option for a full width electronic pull-down cinema screen, it is a great room. This room works equally as well as a playroom and has the added benefit of doors that take you out to the garden. The utility room is home to the hot water system and provides excellent storage. We really like that you’ll find the washing machine and tumble dryer here, nicely kept away from the open plan feel of the kitchen. On the other side of the reception hall is the sitting room. Not only is this room a great size – measuring 17 x 15’4 and with a triple aspect, the features are the quarry stone tiled flooring and the wood burner. This room is also wired for 7.1 surround sound. Bi folds to the rear lead you to the garden, whilst a further door takes you into the ground floor office.

The first floor offers excellent bedroom space with a large landing area ensuring that there isn’t a feel of the bedrooms being on top of each other. The master suite has the benefit of an adjoining dressing room. This could be used as a fifth bedroom, though we think a buyer may simply move the master suite door and create an opening through to the dressing room. The en-suite features a remote controlled shower, wc and hand basin. This large bedroom can comfortably accommodate a super king bed. All of the bedrooms are a good size and overlook the rear garden, with bedroom two featuring a double aspect and bedroom three with eaves storage. The bathroom is another room that we fell in love with. This large room features a raised free standing bath with a waterfall mixer tap, sink unit and a shower cubicle with remote control shower.

Outside, there is an existing brick built unit measuring 16’7 x 11’8. We think this provides excellent potential to be an Annexe for guests or even Airbnb and already has the benefit of power and a water supply. The garden faces west and therefore enjoys plenty of daylight sun. There is a terrace from the cinema room and sitting room which then leads to an area of lawn. Two sheds provide excellent storage and a side gate which leads you to the driveway and the parking.

LOCATION The high street is the hub within the hugely popular village. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll down the road and pop into The Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!) Further up the road is Wakehurst Place which is part of the National Trust. There is St. Peter’s C of E primary school within the village and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge in under an hour is just over three miles to the south.
