DESCRIPTION For a buyer that is looking for character and that classical Edwardian look, we think that Leahurst could be perfect. We love the fact that it has been extended, both at the rear to create a brilliant kitchen breakfast room that flows perfectly into the family room, and into the loft space which means you have flexible bedrooms over two floors.

There is plenty of character too; stripped wood floors, fireplaces, exposed brickwork and high ceilings. The formal sitting room is the perfect closed off room at the front for either adults to enjoy or as a playroom. As you enter the family room and see the open fire, it is easy to understand why this area is the hub of the home. At the center of the kitchen is a large table that can easily accommodate six. Wood work tops provide plenty of prep area and are complemented by the butler style sink. There is also space for a range cooker. French doors take you the decked terrace, whilst another door takes you to the utility and cloakroom area.

On the first floor there are three bedrooms and the family bathroom. To the front is what was originally the main bedroom prior to the loft conversion. Two further bedrooms overlook the rear garden whilst the family bathroom is nestled between the front and the rear. We really like the exposed brickwork in the loft conversion, which provides a nice contrast from the white walls. There is a bedroom to the rear and bedroom one to the front, which has the benefit of a wet room.

The garden consists of three sections and measures over 100 feet in total. From the kitchen/breakfast room, a decked terrace is a great spot for a table and chairs and the wooden gazebo ensures that you can use this space all year round. A wooden gate takes you through to the lawn area and a small parting leads to a further lawned and paved area with garage/timber workshop and storage buildings, additional garden shed. To the front there is off road parking and side access.

The property tenure is Freehold and the council tax band is D
