This is an excellent cottage located in possibly one of our favourite spots within the village. Plenty of character, an updated kitchen and perfect for anyone that wants to embrace village life. As soon as you walk through the porch and into the sitting room, you get a sense of the character. The stripped floors perfectly complement the wood burner and the sash windows with its shutters to the front provide that privacy. The kitchen was updated in 2020 and presents a slick finish that combines well with modern fittings. The high gloss quartz work tops provide plenty of work surface space and there is a built in dishwasher and space for a range style cooker. The tiled floor flows into the utility area, the kitchen refurbishment extends into here to provide a built in fridge freezer and a cleverly thought through concealed stacked washing machine and tumble dryer. The bathroom like the kitchen, is modern and slick and there is a door from the utility area that takes you to the garden.

On the first floor there is one bedroom to the front and a room to the rear which is currently used as an office and a dressing area. For many people, working from home and the flexibility of a home and work life balance will be crucial in the coming years and this room provides great flexibility. A staircase from this room leads you to the second floor and another bedroom. The garden is another great feature of this cottage. Perfect for entertaining, there is plenty of space for a table and chairs and the wisteria arch is perfect in the summer months. To the front there is a white picket fence and a low maintenance area, whilst before you reach the cottages, there is the unique benefit of a stand alone garage with a parking space in front.

LOCATION There are a few roads and locations where a buyer will always say this is the perfect spot to live. We think this is one of those spots. Stroll out of your gate and turn right and you are on the common with a few moments. Follow the pathway pass the play area and to the pond, or turn left from your front door for an ever so slightly quicker route to the High Street. The bustling High Street is the centre point of a thriving community with a wide range of independent shops to choose from. There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. Our favourite pub is The Stand Up and their gin menu is pretty impressive. For an evening meal, you can’t go wrong at the Limes Restaurant or Tamasha. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee, as is Slake which you can find opposite the pond. The recently opened Truffles Bakery is a popular addition, whilst the Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the Pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are located on the other side of the common, as is Oathall Community College. Importantly for commuters, the combination of a quiet village life and retaining good access to Haywards Heath station works perfectly. Published train times to London Bridge and Victoria are from approximately 44 minutes, whilst Brighton is around 20 minutes. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
