Lyoth Lane, Lindfield

Guide Price £550,000

Full of charm and character, a three bedroom home located on this sought after road with the benefit of a South/Westerly aspect garden. Ideal work from home office area, two bathrooms and off road parking.

DESCRIPTION This is an excellent home, full of charm and character and with plenty of space for a growing family to enjoy. There are so many features that we have fallen in love with that will appeal to a buyer. As soon as you walk into the sitting and dining room, you’ll notice the bay to the front, the open fire and the stripped wood floors. The ceiling height in both rooms adds to the sense of space, as does the light to the front and the view looking towards the rear. The kitchen space works really well, with ample prep area and a twin circular sink unit, space for appliances and plenty of storage. We really like the flow through into the conservatory/garden room which has access to the garden. The exposed brick and removal of the door into the conservatory provides a great flow to the ground floor space.

On the first floor, you’ll find the large bathroom which measures 10 by 9 at the rear overlooking the garden. A replacement shower cubicle was added in 2020 and as well as the bath, wc, hand basin and heated towel rail, the storage cupboard is home to the boiler. Another feature we really like is the office area on the landing. Ideal for many buyers in the coming months, the space could be adapted to create more storage or be used in its current format. There are two bedrooms on the first floor, bedroom three which overlooks the rear garden and bedroom two which is located at the front. Currently used as bedroom one, there is lots of built in wardrobe space and view of Lyoth Lane and the fields on either side of Snowdrop Lane. On the second floor, the loft conversion provides a brilliant bedroom with plenty of space and storage as well as a shower room.

We are big fans of the garden too. The elevated position and the south/west aspect means that there is plenty of daylight sun on offer to make the most of. You’ll find a patio area immediately from the kitchen and the dining room which leads into the lawn area. There is currently a vegetable patch, two sheds and an additional log shed. To the front there is off road parking for two cars.

LOCATION For those looking for that countryside feel but still within walking distance of the village, Lyoth Lane could be the perfect spot. On your doorstep is The Snowdrop pub, a firm favourite with many in Mid-Sussex and certainly with ramblers, who you can often see up and down Lyoth Lane. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can’t go wrong at the Limes Restaurant or Tamasha curry house. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the Pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance. Follow Lyoth Lane in a northerly direction and it meets Gravely Lane, whilst a pathway brings you out closer to Lewes Road. You can walk to Lindfield primary school in approximately 20 minutes, so too for Oathall Community College. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
