Monks Meadow, Ardingly

Guide Price £765,000

Located on a spacious corner plot, an immaculately presented four bedroom home finished to an excellent specification with feature kitchen/diner, double aspect sitting room and en-suite to master bedroom. Off road parking, garage, garden and remaining new home warranty.

DESCRIPTION This is an excellent family home occupying an enviable corner plot within this small, sought after development built by Millwood Designer Homes in 2017. Buyers will not only benefit from an immaculately presented home, but also the peace of mind of a new home warranty until 2027.

As soon as you walk through the front door, you’ll notice the space and the high specification. Buyers will also notice that the principle ground floor rooms all enjoy a double aspect, ensuring that this is a bright home throughout the day. The sitting room has a bay window overlooking the front, and there are french doors to the rear which lead you out to the garden. The striking log burner is the focal point of the room and the feature brick fireplace complements the light coloured walls. For convenience, there is also access into the kitchen via a partly glazed door adjacent to the french doors. Opposite the sitting room is the good size dining room. There is space in the kitchen for a dining table so the dining room could work as either a playroom or an office. The view towards the field from this room takes advantage of the wider plot and there is certainly that feeling of space around you with this home. The beautifully designed kitchen/diner is, in our opinion, the hub of the home, with bi-fold doors to the terrace, as well as adjacent floor to ceiling windows with a further window viewing over the garden. The specification is excellent. You’ll find vast quartz work surfaces providing plenty of prep space, Siemens built-in appliances which include two single ovens, a combination microwave, five ring hob, dishwasher and fridge freezer. There is ample storage space and we are big fans of the high gloss units which complement the work surfaces. The utility room enables you to have appliances tucked away – there is a useful sink with cupboards below as well as space for a washing machine and a tumble dryer. The door to the side garden and garage is also really handy. The ground floor accommodation is completed by a good size understairs storage cupboard and a wc.

On the first floor you’ll find the four bedrooms and the family bathroom. We like the fact that the master bedroom is located at the rear and the four door wardrobes provide excellent storage. The large en-suite has a walk in shower, wc, hand basin and a heated towel rail. The window overlooking the garden ensures that there is ventilation for the en-suite. Elsewhere, the three remaining bedrooms offer excellent space, the bedroom above the dining room matches the double aspect with even more impressive views towards the field and also has built in wardrobes. The family bathroom is modern, slick and in keeping with the high specification of the rest of the home, with bath and separate walk-in shower. The first floor landing benefits from a favoured southerly aspect window ensuring that the space remains bright throughout the day. There is also loft access for additional storage.

The corner position of this home gives plenty of outdoor space. To the front and side, the area is easy to maintain and the drive in front of the garage enables you to park two cars. In addition, there are visitor bays on the development. The garage benefits from an electronically controlled door, with a side door and storage space under the pitched roof. Next to the garage, a pathway and a gate lead you to the rear garden. There is a terrace, which the bi-folds in the kitchen and the french doors in the sitting room open on to, and is the perfect spot for table and chairs. The lawn area is enclosed by fencing and benefits from all day sun.

LOCATION The location and setting for us, is a real feature of this home. Built in 2017, each home has a striking appearance and the Millwood design and build quality ensures that there isn’t a feeling of a large development, but more of a small bespoke collection of homes. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll up the road and pop into Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!). Opposite is the South of England Showground where you’ll find plenty of dog walkers and routes to explore whilst further along the road is Wakehurst Place which is part of the National Trust. Ardingly reservoir is within walking distance which is home to an activity centre and is a great spot for a walk. Elsewhere in the village is St. Peter’s C of E primary school and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge taking as little as 45 minutes, is just over three miles to the south.
