Monks Meadow, Ardingly

Guide Price £800,000

Providing that perfect semi rural spot, a modern family home built in 2017 in peaceful, idyllic surroundings. Excellent entertaining space, four superbly sized bedrooms, three bathrooms, driveway and garage. Remaining NHBC warranty

DESCRIPTION This is an excellent family home that we have fallen in love with. Located on the much sought after development built by Millwood Designer Homes in 2017, buyers will not only benefit from an immaculately presented home, but also the peace of mind of a new home warranty until 2027.

The internal accommodation works really well and the space comprises of approximately 1,800 square feet. As you walk through the front door you get a sense of the space with the galleried landing above you and the opening in front of you that takes you into the kitchen/family room. The kitchen is a fantastic triple aspect room and one of the stand out features of the home. You’ll find plenty of work surface prep area, as well as integrated appliances. The island is the perfect spot for the hob and ovens and also has space for breakfast stools. The high gloss cupboards and drawers complement the tiled floor and the bi folds that lead out to the garden are great for all year round. You’ll find space for a sofa and a table, as well as access into the utility room. The utility room has a sink as well as an integrated washing machine and additional storage.

To the front of the home is a double aspect sitting room which overlooks the front and the rear. French doors lead you out to the rear garden, whilst the main feature of the room is the wood burner and brick fireplace. On the other side of the ground floor are two further rooms which adds to the flexibility of this home. The office, which would originally have been designated as the dining room) has a bay looks towards the fields, whilst the other room is currently used as a playroom. The ground floor accommodation is completed by a cloakroom.

On the first floor are the four bedrooms and three bathrooms. The master bedroom benefits from two built in wardrobes and an en-suite shower room. Two of the three other bedrooms have a view towards the field, whilst the remaining bedroom overlooks the rear garden and has a built in wardrobe, as well as an en-suite. There is also the family bathroom, which like the rest of the home, is modern and slick and finished to a high standard.

The rear garden is accessed via the kitchen and the sitting room and is laid to patio and lawn. There is a side gate and also rear access into the double garage, which measures 19 x 18. There is ample off road parking in front of the garage. Sitting under a pitched roof, the current use is as a games rooms with ample storage, in addition to parking, whilst in front of the garage, you can easily accommodate four cars.

LOCATION The location and setting for us, is a real feature of this home. Built in 2017, each home has a striking appearance and the Millwood design and build quality ensures that there isn’t a feeling of a large development, but more of a small bespoke collection of homes. For those that enjoy the outdoors, there are plenty of public footpaths on your doorstep to explore and make the most of. Stroll up the road and pop into Fellows – our favourite bakers, where the apple and cinnamon croissants are out of this world. One of our go to pubs in the area is The Gardeners Arms – the food is excellent (we highly recommend their H&W Burger!). Opposite is the South of England Showground where you’ll find plenty of dog walkers and routes to explore whilst further along the road is Wakehurst Place which is part of the National Trust. Ardingly reservoir is within walking distance which is home to an activity centre and is a great spot for a walk. Elsewhere in the village is St. Peter’s C of E primary school and also Ardingly College, one of the very best independent schools in the South East. A short drive takes you into the beautiful village of Lindfield which provides a more comprehensive range of village facilities. Haywards Heath station with its commuter service to London Victoria and London Bridge taking as little as 45 minutes, is just over three miles to the south
