Pelham Road, Lindfield

Guide Price £250,000

Perfect to modernise and update, a first floor apartment in Lindfield with excellent access to both Haywards Heath station and the High Street of the village. Share of freehold, stamp duty exempt for First Time Buyers. Large garden and off road parking. Vacant

DESCRIPTION This is an excellent opportunity for a wide range of buyers to purchase a large first floor apartment. There are plenty of attractive features about this home. The layout is really light throughout, with the morning sun pouring into the sitting room, whilst both double bedrooms benefit from the afternoon sun. A buyer will need to modernise and update; this is a real selling point to create a home that will suit a new owner. There is also excellent storage. Externally, there are two storage cupboards useful for garden equipment, whilst internally there is a large cupboard on the split level mezzanine landing.

The garden is a key feature. Larger than those in many two or three bedroom homes in the area, it benefits from a south easterly and south westerly aspect. There is an off road parking space and, subject to approval, the space could be widened to accommodate an additional car.

LOCATION Pelham Road sits equidistant between Appledore Gardens and Backwoods Lane. Turn right out of the road and a short walk takes you to Lindfield Common and then past the pond and into the centre of the village, or turn left towards Haywards Heath mainline station in the other direction. The station is less than a mile on foot where train journeys to London take approximately 46 minutes – perfect for commuters. You can reach Brighton in 20 minutes. The bustling Lindfield High Street is the centre point of a thriving community with a wide range of independent shops to choose from. There are also plenty of great places to eat in Lindfield; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. For an evening meal you can’t go wrong at the Limes Restaurant, Paolino’s Italian or Tamasha curry house. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Stroll to Lindfield Common and you can watch the world go by – cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within walking distance, (Blackthorns rated as Outstanding by Ofsted and Lindfield as Good), as is Oathall Community College. There are great places to get out and explore from Lindfield. National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
