DESCRIPTION Deceptively spacious and occupying an excellent corner plot, this family home which was built in 2016 is presented in excellent order throughout. Buyers will have the peace of mind of the remaining NHBC warranty. There is plenty for a buyer to get excited about, we particularly love the view over the green to the front and the amount of light into all of the rooms. Internally, the standout feature is the kitchen/diner. Double aspect, there is plenty of entertaining space and the kitchen includes a six ring hob, double oven and integrated dishwasher. The utility area, tucked away from the kitchen is the perfect spot for the washer dryer and includes a worktop and storage as well as a sink. The sitting room also provides a spacious feel and we like that the fact that both rooms have French doors which take you out to the rear garden. The corner position of the house provides a bright hallway which is repeated on the first floor. The ground floor accommodation is completed by a storage cupboard and a cloakroom.

The first floor space also works well, with a master bedroom and en-suite that overlooks the rear garden. Bedrooms two and three are located to the front whilst the fourth bedroom has a double aspect to the side and rear. This room works brilliantly as an office and is ideal for those that are seeking that work from home life balance. Importantly, the average broadband speed according to EE on Rightmove, is 300Mb for this post code. The rear garden is mainly laid to lawn, with a brick wall to one side and fencing to another. The patio from the sitting room and kitchen is the perfect spot for a table and chairs, whilst there is a gate that leads you to the garage. The garage sits under a pitched roof and provides additional storage, power as well as space for parking in front.

LOCATION Sorrel Close forms part of the impressive Heathwood Park Development by Barratt Homes and David Wilson. Access into the village is provided by Gravelye Lane. Turn left on Gravelyle Lane and then left again into Lyoth Lane and you can find one of our favourite pubs, The Snowdrop which is a firm favourite with many in Mid-Sussex. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Tamasha Curry House is already proving to be a popular hit with local residents. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within the village, whilst towards Beech Hill in Haywards Heath is Northlands Wood Primary Academy. Blackthorns is rated as Outstanding by Ofsted and Lindfield and Northlands Wood are rated as Good. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
