Teasel Way, Lindfield

Guide Price £700,000

Tucked away from passing traffic, a hugely impressive family home covering in excess of 2,400 square feet of accommodation. Great entertaining space, six bedrooms, four bathrooms and presented in superb order throughout. Rear garden, double garage and off road parking.

DESCRIPTION This is a superb family home, oozing with entertaining space that focuses on a modern way of living and presented in excellent order throughout. Built in 2018, buyers will have the peace of mind and security of the remaining NHBC warranty. There is so much for a buyer to get excited about, whether it be the ground floor entertaining space or the excellent bedroom layout.

The first thing we noticed upon walking through the front door is the spacious entrance hall. You instantly get a sense of the space on offer. To the left, the kitchen/diner is the hub of the home and it is easy to see why. Measuring an impressive 25’4 x 14’9 the double aspect room provides space for a large dining table in front of the bay window, with ample work surface prep area to the rear. There are two single ovens, a six ring gas hob and an integrated dishwasher. The layout also includes an integrated space for an American style fridge freezer, though our clients cleverly use this space as a tall fridge freezer and a larder area to the side. We think that with an open plan room it is ideal to not have washing machines on display, so the adjoining utility room is perfect to house the washing machine and tumble dryer. There is also a sink and the boiler, as well as access to the garden. The kitchen also provides access to the garden via the French doors and there is ample storage in the cupboards and drawers above and below the work surfaces. Elsewhere on the ground floor, the triple aspect sitting room is great to relax in and overlooks the garden, with doors taking you out to the patio. There is also a cloakroom and a study which could be used as a playroom.

A staircase rises to a T shaped first floor landing, which continues the sense of space from the ground floor. The double aspect master suite is located to the rear, an excellent room with an array of fitted wardrobes on both sides as you walk in. There is ample space for a large bed and leads through to the en-suite, which includes a bath, a walk in shower, wc, hand basin and heated towel rail. There are three further excellent sized bedrooms on the first floor, as well as the family bathroom.

The second floor provides the flexibility of this home in our opinion. There are two bedrooms, both in excess of 17 feet in length, with one of the bedrooms benefitting from a double aspect and an en-suite. We think this floor could work brilliantly if you have guest to stay or perhaps for teenagers that might wish to have a bedroom with its own bathroom and to use the other bedroom as a TV room. The second floor space is completed by a bathroom.

The garden is accessed via the kitchen/diner and the sitting room, as well as having a gate to the rear that takes you to the parking and the garage. It is mainly laid to lawn with a patio area. The garages are two single garages together with a shared pitched roof that provides excellent additional storage. Subject to approval this could be made back into one double garage. In front of the garages there is parking for two cars.

LOCATION Teasel Way forms part of the impressive Heathwood Park Development by Barratt Homes and David Wilson. Access into the village is provided by Gravelye Lane. Turn left on Gravelyle Lane and then left again into Lyoth Lane and you can find one of our favourite pubs, The Snowdrop which is a firm favourite with many in Mid-Sussex. Elsewhere in the village there are some great places to eat; we also really like the Witch Inn or The Bent Arms. For an evening meal you can’t go wrong at the Limes Restaurant or Paolino’s Italian. The newly opened Tamasha Curry House is already proving to be a popular hit with local residents. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit and our go to place for coffee. Lindfield Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are within the village, whilst towards Beech Hill in Haywards Heath is Northlands Wood Primary Academy. Blackthorns is rated as Outstanding by Ofsted and Lindfield and Northlands Wood are rated as Good. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. A short drive takes you to Haywards Heath mainline station where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
