Guide Price £685,000

The perfect family home in a wonderful village. A superb home with feature kitchen/diner leading to the southerly favoured garden. Four good size bedrooms, en-suite to bedroom one, updated bathrooms, off road parking and garage. Conveniently situated in an exclusive cul-de-sac within walking distance of Balcombe village and mainline railway station.

DESCRIPTION This is a superb family home that we have fallen in love with! Modern and spacious throughout, there is plenty for a buyer to get excited about. You’ll find four bedrooms including an impressive main bedroom suite, rear garden and off road parking. All of which is tucked away in a quiet cul-de-sac within the heart of the village and to the mainline railway station.

As soon as you walk through the front door, you get a glimpse of the bright kitchen/diner which is located at the rear and opens out to the garden. Formerly two rooms, the kitchen was replaced in 2019 and the large room works brilliantly, it is easy to see why this is the hub of the home. There are solid wood work surfaces with built in ovens and a hob, integrated fridge freezer and a dishwasher. The tiled floor complements the light in this room and the table can comfortably accommodate 6-8 people. There is access into the garage from the kitchen and this where the tumble dryer, washing machine and the boiler is located. By having these appliances here, it frees up more storage space in the kitchen.

Off the kitchen is the conservatory which some buyers may look to use as a playroom. The flow through the ground floor continues off the dining area where there is access into the sitting room. Double doors have been removed but have been kept if a buyer wanted to close off the space between these rooms. The wood burner is an excellent addition and perfect in the winter months. The ground floor accommodation is completed by a cloakroom.

The first floor accommodation is just as impressive as the ground floor and ideal for a growing family. The stand out feature is the large main bedroom and en-suite which really impressed us. This room has plenty of built in wardrobe space and a natural dressing area before you reach the en-suite. Bedrooms two, three and four are all a good size and overlook the rear garden, with bedroom two also benefiting from built in wardrobes. The spacious family bathroom has a separate shower cubicle in addition to the bath, WC and hand basin. Both the family bathroom and the en-suite were replaced in 2019 and provide that modern and slick loo, in keeping with the rest of the home. The south facing garden consists of a large terrace and an area of lawn. Access to the terrace is from the conservatory and the kitchen, ensuring that it is the ideal spot for a BBQ in the summer months. On one side there is access via a gate to the front of the property and on the other side a useful part covered storage area. To the front there is space for two cars on the drive.

LOCATION Tucked away in a sought after cul de sac located off Deanland Road, The Nurseries consists of just five detached family homes. There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. There is an excellent cut through along The Nurseries which gives you a more direct access on foot to Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst into London Bridge it is 46 minutes. Facilities within the village include a village store, The Half Moon Inn, tennis courts and a cricket pitch. There is a vibrant community feel with plenty going on socially throughout the year.

The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex. For those seeking outdoor activities, the superb Ardingly Reservoir is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane.

The larger towns of Haywards Heath can be found a short drive to the south whilst a more extensive range of shopping and dining facilities can be found to the north in Crawley. Brighton can be found 18 miles to the south. The countryside is not far from your front door, National Trust facilities are located locally at Wakehust Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road.
