DESCRIPTION We have fallen in love with this superb family home located in a quiet residential cul-de-sac within the village. There are so many features that will stand out and the balance between the ground floor rooms and the bedrooms work perfectly. The home has been adapted over the last ten years to provide spacious open plan living that at the same time is flexible to accommodate a growing family and different needs.

As soon as you walk into the kitchen/diner you are met by the open plan flow. The wall between both rooms has been removed to create one large entertaining space. In the kitchen area, there is an abundance of work surface prep area with plenty of cupboards and drawers. You’ll find space for a range cooker, space for a large American style fridge, microwave and a built in dishwasher. The island provides that additional prep area that leads you to the dining table. French doors lead you to the terrace and the kitchen then flows through into the family room. More than just a playroom to close off full of toys, this room works perfectly as tv room, playroom or even an office. The bi folds that take you out to the terrace is a great touch, as are the velux windows that allow plenty of light to flood in. We like the fact that the sitting room is still a key feature of the ground floor space. It is a great room to retreat to and the wood burner gives it that cosy element in the winter. The glazed doors through to the family room means that this room can either be shut off completely or be an integral part of the ground floor. There is also an electric charging point.

Elsewhere on the ground floor you’ll find a utility room – an important to room to house the washing machine and tumble dryer and not in the open plan kitchen. The work top provides useful storage and there is also access to outside. The ground floor accommodation is completed by a cloakroom. The turning staircase from the ground to the first floor has a large window to the south allows plenty of light into the first floor. All of the bedrooms are a good size, with bedrooms one and two overlooking the rear garden. Bedroom one benefits from built in wardrobes and an en-suite. You’ll also find built in wardrobes in bedroom two. The family bathroom has a walk shower as well as a bath, wc and hand basin. Bedrooms three and four work well for growing children and overlook the front of the home. The outside space is also a key feature of this home. French doors and the bi folds lead you directly to the terrace which also has lighting and is a great spot to entertain in. You’ll find plenty of space for a table and chairs. The lawn area then leads to the office which has been crucial in the last six months and will be for many buyers moving forward. There is also side access to the front of the property where you can park three to four cars. The utility room forms part of the garage and so the garage is now a great place to store bikes.

LOCATION Located on the eastern side of Deanland Road, Tryomede is a quiet cul-de-sac of just 15 homes. There is a real community spirit within the village, stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub, which is owned by residents from Balcombe. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. Take a short stroll from Stockcroft Road to Bramble Hill and you’ll find Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst into London Bridge it is 46 minutes.

The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex. For those seeking outdoor activities, the superb Ardingly Reservoir is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane.

The larger towns of Haywards Heath can be found a short drive to the south whilst a more extensive range of shopping and dining facilities can be found to the north in Crawley. Brighton can be found 18 miles to the south. The countryside is not far from your front door, National Trust facilities are located locally at Wakehust Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road.
