West Hill, East Grinstead

Offers In Excess Of £400,000

This is a beautiful two double bedroom character home which is located in a fantastic central location within walking distance of both East Grinstead Railway Station and the Town Centre. No Onward Chain.

DESCRIPTION We have fallen in love with this wonderful character home which sits on a great plot within a central location in East Grinstead. We believe that there are many features for a new buyer to be excited about; from the stripped wood doors and floors to the outdoor studio / home office which has become so important in more recent times.

The flow of the ground floor works really well, the entrance hall is the perfect spot for muddy boots and jackets. The sitting room is located to the front and as soon as you walk into the room your eyes are drawn towards the feature wood burner and stripped wood floor. When the fire is roaring, it is the perfect room to relax in. The dining room and kitchen work really well together, with the sash windows providing that character touch. There is ample space for a dining table which is perfectly placed for a view over the garden. In the kitchen, you’ll find plenty of work surface space and storage, an eye level oven and grill, 5 ring gas hob and space and plumbing for a dishwasher and washing machine. The kitchen also benefits from a large pantry cupboard. There is a view of the garden and a door leading onto the decking outside.

On the first floor you’ll find two double bedrooms both of which have feature fireplaces. There is also the family bathroom which we love; the roll top bath sits in-front of the window and has an incredible view of the garden and Brooklands Park. The bathroom also has its own separate shower, heated towel rail, sink and WC.

There is a loft room which is fully carpeted and already has a velux window in place. Subject to planning permission and some work to the first floor we feel that this could become an extra bedroom and bathroom.

The garden works really well and it’s particularly private, set over 3 tiers; all of which are useable and are easily accessible. Straight off of the house is a large decking area with space for your outdoor furniture, steps then lead down to the middle level which is where the outdoor studio is located. The garden is completed with an area of lawn and space for a shed. A rear gate leads out onto Brooklands Park.

To the side of the house is pathway which is the perfect spot for bins and storing logs. To the front is off road parking for two cars.

LOCATION East Grinstead has been recently rated in the top 10 most desirable market towns to live. Needless to say there is plenty on offer to local residents. The picturesque High Street boasts a number of historic buildings which provide the town with a wealth of character. There are a host of chain and local independent shops. The recently opened London Road Bar and Grill has become an instant hit and the Tapas Restaurant, La Farola, is still a popular meeting point.

The station can be located within a short walk. The town is located at the end of the line so you will never fail to secure a seat. There are regular services into London Bridge and Victoria. The M23 can be accessed at Copthorne and the M25 at Godstone, both are within a short drive. This means that Gatwick Airport, London and Brighton are all really accessible by car.

There are a number of popular primary and secondary schools and the town also enjoys a variety of excellent entertainment at the Chequer Mead Theatre and Arts Centre. There is a leisure centre and playing fields in the centre of the town which is complimented by Chartham Park which is great for golf and gym enthusiasts.

For those seeking outdoor activities, the town is surrounded by lovely countryside with the glorious Ashdown Forest and Weirwood Reservoir for sailing enthusiasts. The Bluebell Railway connects through from East Grinstead station with services running to Horsted Keynes and Sheffield Park.
