Haywards Heath Road, Balcombe

Guide Price £675,000

A simply stunning example of Victorian grandeur coupled with modern practicality. This outstanding family house offers wonderfully proportioned accommodation of approximately 1,700 square feet over three floors, including a fantastic open plan kitchen/family room, extension, four bedrooms and two bathrooms. Conveniently situated within walking distance of Balcombe Village and its mainline railway station to London.

We think this family home would be perfect for those buyers who are looking for Victorian character but also want a home that’s practical and can offer bundles of space for a growing family. Our favourite part is the wonderful extension at the rear that has created an open plan kitchen/family room, a study, cloakroom and a utility room. The farmhouse style kitchen compliments the character of the house with its solid wood surfaces and enamel butler sink but also benefits from the modern conveniences of an integrated dishwasher, range cooker and underfloor heating. The underfloor heating provides the luxury touch which continues throughout the ground floor. Next to the kitchen is the dining room and at the front of the property is the sitting room. Here, you are immediately drawn to the sandstone fire place which houses the gas fired remote controlled log burner and makes this room the perfect place to relax during those cosy winter evenings.

On the first floor there are three double bedrooms and a bathroom. Bedroom two is situated to the front and boasts glorious uninterrupted views across open countryside towards Ardingly. Bedroom three also benefits from an extension and now has a dressing area that could also make a great nursery or play area. We love the sanctuary of the master suite located on the second floor, this double aspect bedroom has velux windows to the front and to the rear making it feel very bright and airy at all times of the day. Across the landing is the second bathroom, this classical look features both a roll top bath and modern walk in wet room style shower.

Outside timber gates lead to the gravel drive which provides ample parking for 3 or 4 vehicles with a gate to the side leading to the rear garden. The rear garden is a wonderful feature of the home, it is approximately 120ft in length meaning there is plenty of space for children to run around, and the Westerly aspect means that the patio area will get sunshine all afternoon. At the rear of the garden is a large timber garden store that could also be converted to prove a further home office or a workshop.

LOCATION There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. Balcombe Station is less than 3/4 of mile from the house and is easily accessed on foot via Oldlands Avenue. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes. The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park in nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex. For those seeking outdoor activities, the superb Ardingly Reservoir is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane. The larger towns of Haywards Heath can be found a short drive to the south whilst a more extensive range of shopping and dining facilities can be found to the north in Crawley. Brighton can be found 18 miles to the south. The countryside is not far from your front door, National Trust facilities are located locally at Wakehust Place and Nymans Gardens, with Sheffield Park less than 20 minutes by road.
