We are excited with the news (8th July 2020) the Chancellor has confirmed that Stamp Duty has been cut on all properties up to £500,000 until 31st March 2021. This is an incredible opportunity to make a huge saving.  For those looking to buy a property above £500,000 Stamp Duty will be charged at 5% on every pound from £500,000 to £925,000. Therefore, if you are considering buying a property for £600,000 you will pay £5,000 Stamp Duty rather than £20,000 Stamp Duty – this is definitely something to celebrate.

Sales & Lettings Property Valuation Procedure Summer 2020

The heath and wellbeing of our clients, team members, family and friends is of the upmost importance to us.  In light of the Governments announcement, we have taken time to update our valuation policy. We want to reassure you about all the extra measures we are taking right now. 

Our excellent reputation is built on outstanding customer service, with over 900+ five star reviews.  We believe in the importance of building a rapport with our clients and being with you every step of the way with your next move or letting your property. We have created a new valuation procedure to ensure we can support you with all our expertise.

You will be initially be asked by our team…

  1. Are you in the ‘at risk’ category specified by the government and currently shielding?
  2. Are you, or anyone in your household showing COVID-19 symptoms and currently self isolating?
  3. Have you or anyone in your household previously tested positive and have since recovered?

If you answer yes to questions 1 and 2 we will suggest a video valuation appointment for the time being, following the governments advice. 

If No, then we’d love to come and see you but we’ve made a few changes…

  1. Video call.  We would recommend a video call with our knowledgeable team. The perfect time for you to showcase and talk about your home, taking our team on a ‘guided tour’, showing us all the things you love about where you live. This will enable our team to find out more about your property and for you to get an opportunity to meet one of our expert team.  If we are able to offer a valuation at the property we will use the following procedure.
  2. Seeing your property.  Our agent will make an appointment to visit your property following the initial video call.  We ask that only 1 or 2 adults living in the same household are present (at this current time we would ask that children are not present during valuations, and hoping they can be out on a bike ride, in a pram or on a walk!)
  3. You will be asked if you would like a ‘garden appointment’, in which our team will take time to look around the outside of your property (socially distancing at all times). If you could prepare your home for us to look at unaccompanied it would be most helpful for us to get a ‘feel’ for your home.
  4. If a ‘garden appointment’ isn’t possible you will have the option of us coming into your home.  Our teams will have used hand sanitiser prior to entering and will be socially distancing at all times.  You and our agent will be wearing face masks and or gloves too, if required. We will discuss what’s comfortable prior to your appointment.
  5. If you would like to go ahead and place your property on the market with Move Revolution we will email you al the documentation and information we discuss along with terms of business for you to ‘virtually’ read and sign.

Living on a flood plain Our winters are becoming wetter; increasing a buyer’s concerns about purchasing a property on a flood plain. The level that this might impact the value of your house will depend on the property’s own flooding history, as well as what measures have been taken to prevent it happening again. Noisy neighbours Loud, rude or intimidating neighbours can affect the value of your home. Fortunately, what is considered ‘anti-social’ by some may not be cause for concern for others, so this might not have a huge impact. Things that affect the value of your property that you can control Pet smells Owning an animal doesn’t mean your home will be worth less, but if pet hair or smells are allowed to fester, this can put off potential buyers or encourage them to offer below the asking price. Structural work or décor. Cheap or outdated workmanship can decrease the value of your home. If it’s cost effective, consider updating any tired or ancient looking stone work or interior, such as textured walls or timber panelling. Your home’s exterior Fresh paint to the front door, a well-kept garden and clean windows can ensure your property reaches its full valuation potential. Some, fortunately, can be improved, whilst others can be beyond your control.
