Larkspur Drive, Burgess Hill

Guide Price £365,000

This is a fantastic family home which is very well presented throughout within walking distance to Wivelsfield Train Station. The home also benefits from two parking spaces and the remainder of the NHBC warranty.

DESCRIPTION This is a superb family home for those that are looking for somewhere ready to move into, presented in excellent decorative order and with the peace of mind that they have the remainder of the NHBC warranty in place. The position of the home is fantastic, with Worlds End Recreation Park just around the corner and Wivelsfield train station is approximately a seven minute walk away.

Set over three floors the property offers spacious and flexible living accommodation. The ground floor has a sitting room to the front with a fantastic amount of under stair storage. We are impressed by the kitchen/breakfast room which provides plenty of prep space and can accommodate a four-seater table. The kitchen leads onto a useful utility room which has plumbing for both a washing machine and tumble dryer and from here you can access a large downstairs toilet. The kitchen has French doors which leads out onto the garden, where you will find both patio and lawn areas and access through to two parking spaces.

On the first floor, you will find a modern family bathroom and two double bedrooms. One of which has fitted wardrobes, the other is currently being used as an office / playroom.

The top floor is one of our favourite rooms, which is the generous double aspect master bedroom with an en-suite shower room. There is also a dressing area with three built in wardrobes and further eaves storage. We love the amount of light which comes in through the windows to the front and rear, with a further benefit being that is that there is still plenty of space in the loft for further storage if needed.

LOCATION We really like the Ote Park development which was built in 2012 as Larkspur Drive offers buyers a superb tucked away position away from the hustle and bustle of passing traffic. A development primarily for families, you have access to a children playground area for the residents of Ote Park.

There are a good range of nurseries and primary schools in the local area, with Burgess Hill Academy or St Paul’s Catholic College being the choice for secondary schools. Manor Field Primary is approximately half a mile on foot, whilst close by to the school is Wivelsfield station with its mainline connections to Brighton, London Bridge and Victoria in under an hour – perfect for commuters. Follow nearby Kings Way onto Folders Lane and within a few moments, you can be out in the countryside at Ditchling Common Nature Reserve – a firm favourite with dog walkers or head south towards the village of Ditchling. If you head east, you’ll end up at Plumpton. The B2112 takes you north towards Wivelsfield Green and Haywards Heath. Excitingly, Burgess Hill has just been given approval for a £65 million redevelopment which will include a 10 screen cinema, hotel and additional 70,000 square feet of retail space.
