DESCRIPTION **Guide Price £400,000 – £410,000**

This family home occupies a corner position on a quiet residential road. There is plenty of potential for a buyer to get excited about, we believe that the large garden allows the consideration to extend the ground floor accommodation (STPP) at the rear and create an excellent kitchen/family room without compromising on the outdoor space. Currently, the layout provides a spacious sitting room with elevated views over part of Marle Avenue and to the north, whilst to the rear there is a dining room and a kitchen. The ground floor is completed by a cloakroom. On the first floor, bedrooms two and three overlook the garden at the rear, the third in particular being a good size, so often a challenge with three bedroom family homes. To the front, the master bedroom has an en-suite bathroom and the similar to the sitting room, the views to the front are impressive. The family bathroom completes the first floor accommodation.

We really like the fact the 75 foot rear garden has plenty of flexibility. Currently, there are two main sections. The first consists of a patio across the kitchen and dining room. Steps lead up to a lawn area and an impressive wooden gazebo. An opening then leads to the second section, a larger lawn area – perfect for a trampoline or somewhere to catch the late afternoon sun. To the side of the house is the detached garage which has been converted into two store areas. To revert back to a useable garage would simply require removing the temporary wall between the rooms. The drive provides plenty of off road parking for up to six cars.

LOCATION Marle Avenue is a quiet residential road located just off Leylands Road. Wivelsfield station, with its mainline connections to Brighton, London Bridge and Victoria in under an hour can be found approximately 0.7 miles away. There are a good range of nurseries and primary schools in the town, with The Burgess Hill Academy or St Paul’s Catholic College being the choice for secondary schools. The nearest primary school is Sheddingdean Community Primary school which is rated as Good by Ofsted and can found just around the corner on Petworth Drive. The town has plenty of places to eat out with a number of independent restaurants from Curry Houses to Spanish, to Tex Mex and steak houses. Local amenities to Cedar Close are at Wivelsfield station and excitingly, Burgess Hill has just been given approval for a £65 million redevelopment which will include a 10 screen cinema, hotel and additional 70,000 square feet of retail space.
