Oldlands Avenue, Balcombe

Guide Price £1,000,000

A rarely available four bedroom detached home within walking distance of Balcombe Train Station, occupying just over an acre plot with a south facing rear garden and an area of woodland.

DESCRIPTION Located on one of Balcombes most sought after roads, Cobbles is a superb family home which is offered to the market for the first time in over thirty years and for only the second time since it was built in the 1950’s. There is so much for a buyer to get excited about, whether it be the stunning views to the south, the quietness of the road or the flexible living accommodation throughout.

Quiet and secluded, Cobbles is positioned on the favoured southerly side of Oldlands Avenue and therefore provides wonderful uninterrupted views and benefits from plenty of natural daylight. Internally the accommodation is flexible and covers just over 2,300 square feet. As you walk around you Cobbles you can’t help but pick up on the space on offer and how the house flows.

Careful thought has been given to improving Cobbles over time by the current owners. Immediately as you walk through the front door, the spacious entrance hall provides plenty of light. We love the rear extension which has not only created an exceptional kitchen / breakfast room, but flows perfectly into the large double aspect conservatory. Whilst this accommodates a large dining table, in essence it is also the room that our clients spend so much of their time in. The views over the garden are excellent.

There is still the formal dining room and dependent on the needs of a buyer, it could easily serve as a playroom. The kitchen includes a breakfast area which leads into a utility room, perfect for providing access into the double garage and downstairs toilet. The garages provide ample storage and could be converted for further use if required. We also like the layout of the triple aspect sitting room. The feature is the open fire and you can easily see why this room is so popular in the winter months. Elsewhere on the ground floor is a separate dining room and the extension at the front has created another reception room which we believe could make the perfect study or fifth bedroom.

A turning staircase from the reception hall leads to the first-floor landing. Upstairs you will find the master suite which has built in wardrobes and the en-suite bathroom with separate shower. We love the fact that all four bedrooms face south and therefore benefit from those superb views, with bedroom three having the additional benefit of a double aspect. The first-floor accommodation is completed by the family bathroom.

One of the key feature of Cobbles are the impressive grounds which we have fallen in love with. Approaching close to an acre of land, with additional woodland, the southerly facing grounds include a large patio area, extensive areas of lawn then leading onto a mature meadow-land which has been known to grow orchids. Finally, there is an area of bluebell woodland. To the front, the high hedging provides privacy from Oldlands Avenue and ample parking in front of the garages.

LOCATION There are plenty of local facilities on offer for residents; stroll down to The Balcombe Store where Haywards Heath road meets Bramble Hill or pop into The Half Moon pub. Our favourite bakers can be found a short drive to Ardingly – their apple and cinnamon croissants are out of this world, whilst the food at The Gardeners Arms is excellent. There is direct access on foot to Balcombe station. Located on the London to Brighton line, Balcombe station is used by many commuters and published times into London Victoria during rush hour are from 43 minutes, whilst in to London Bridge it is 46 minutes. The local primary school is Balcombe C of E located on London Road and rated as good, whilst for younger children, Buttercup Barn nursery is nearby on Haywards Heath Road. For secondary schools, Warden Park is nearby Cuckfield falls within the catchment area and is highly regarded in Mid Sussex. For those seeking outdoor activities, the superb Ardingly Reservoir is within a couple of miles, whilst Haywards Heath Golf Club is located to the south on High Beech Lane.
