Guide Price £370,000

Set on the desirable Western side of the town and just a few moment walk from amenities, The Triangle Leisure Centre and St Paul’s Catholic School, a three bedroom link detached family home with off road parking, garage and no onward chain.

DESCRIPTION There are plenty of reasons why we love this link detached home. Internally, the sitting room is at the rear and is a good size, flowing into the conservatory, enabling both of these rooms to provide flexible accommodation. With the garage being attached to the home, we think that there could be possibilities to create internal access to the garage and subject to the necessary permission being granted, could be used as an additional reception room or bedroom. The kitchen overlooks the front and has space for appliances and a useful breakfast bar. On the first floor and the three bedrooms and the family bathroom. The master bedroom is at the front, with two windows providing the westerly view and there are also built in wardrobes. Bedrooms two and three are to the rear. To the rear the garden is low maintenance, formed mainly of paving and shingles, with a decked area ideal for a table and chairs. Side access takes you to the front of the property where there is off road parking. We really like the quiet residential position, with a small play area across the road being perfect if you have young children.

LOCATION Saxby Road is quiet residential road located off Sussex Way on the Western side of Burgess Hill. There are great local facilities on hand, close by is The Meadows Surgery and a Tesco Express providing plenty of daily choice. Across the road from The Meadows is one of our favourite pubs, The Woolpack which is a great place to eat and formerly a farm, dating back to the mid 1600’s. The comprehensive Triangle Leisure Centre is also on your doorstep. There are a good range of nurseries and primary schools in the town, with Oakmeeds Community College or St Paul’s Catholic College being the choice for secondary schools. The highly regarded Gattons Infant school is rated as outstanding, whilst Southway Junior school is rated as good. The town offers two train stations, Wivelsfield and Burgess Hill station provide an excellent choice of mainline connections to Brighton, London Bridge and Victoria in under an hour. Sussex Way connects you to the A273 and A2300 enabling you to be on the A23 in a matter of minutes. The town has plenty of places to eat out with a number of independent restaurants from Curry Houses to Spanish, to Tex Mex and steak houses. Excitingly, Burgess Hill has just been given approval for a £65 million redevelopment which will include a 10 screen cinema, hotel and additional 70,000 square feet of retail space.
