Guide Price £450,000

Located in the heart of the village, a stones throw away from the high street, a spacious two bedroom end terrace cottage. Offered with no onward chain.

OVERVIEW This is an excellent end terrace cottage located in possibly one of our favourite spots within the village. Plenty of character and perfect for anyone that wants to embrace village life. As soon as you walk through the door you get a sense of character and space. To the front of the home there is a separate sitting room with an open fire. The sitting room has double doors which lead out into the conservatory which is a sun trap being south-east facing overlooking the front garden. From the entrance hall there is access into the second reception room which could be utilised as a cosy snug. The kitchen diner is a great space for entertaining with plenty storage space and spaces for appliances. Overlooking the rear courtyard is a useful study room, which has the potential to be changed into a utility room.

On the first floor there are two double bedrooms, both with built in wardrobes and feature fireplaces. The bathroom overlooks the rear of the home and has a free standing bath, shower and further built in storage. Externally there is a rear courtyard garden with gated access onto Alma Road. to the front of the cottage is a beautiful lawned garden with at the far end, a raised patio area which is the perfect spot for table and chairs.

LOCATION There are a few roads and locations where a buyer will always say this is the perfect spot to live. We think this is one of those spots. The bustling High Street is the centre point of a thriving community with a wide range of independent shops to choose from. There are also plenty of great places to eat in Lindfield too; we recommend either the Witch Inn or The Bent Arms if you are looking for that perfect pub lunch. Our favourite pub is The Stand Up and their gin menu is pretty impressive. For an evening meal, you can’t go wrong at the Limes Restaurant or Tamasha. Lindfield Coffee Works, tucked away on Alma Road off the High Street is proving to be a big hit. Truffles Bakery is a popular addition to the high street, whilst the Common is a great spot to watch the world go by; cricket at the weekends in the summer or football in the winter. It is also the home of the bowls club. And on a Thursday evening at the top of the common, you can’t beat the Pizza van!

For schools, both highly regarded Blackthorns Primary and Lindfield Primary are located on the other side of the common, as is Oathall Community College. Importantly for commuters, the combination of a quiet village life and retaining good access to Haywards Heath station works perfectly. Published train times to London Bridge and Victoria are from approximately 44 minutes, whilst Brighton is around 20 minutes. There are great places to get out and explore from Lindfield, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23.
