Deaks Lane, Ansty, Cuckfield

Guide Price £900,000

Beautifully extended to create an excellent family home combining character with modern living, a superb four bedroom home located on sought after Deaks Lane with views to the rear, good size garden and ample parking .

DESCRIPTION This is an outstanding family home which combines the character of a home built in the early 1900’s and an excellent modern extension which focuses on family and entertaining space. The position on Deaks Lane is excellent too – close enough to get into the village, but providing that ideal semi-rural position overlooking the farmers field to the rear. As you walk up the drive and through the front door, you instantly notice the extension. Stretching across the back of the home, the space works brilliantly as a family and dining area, with the double bi folds that lead you out to the garden. This area flows into two sections, the open plan kitchen area is to one side and the sitting room to the other. The double aspect sitting room features a wood burner with exposed chimney stack and the wood floor which flows into the kitchen and dining area perfectly complements the white walls.

In the kitchen, there is ample prep area and a breakfast bar. There is a double oven, five ring gas hob and a built in dishwasher. The skylight is a great addition, providing additional light into this area of the house and there is also a view over the garden. Importantly in an open plan kitchen, the washing machine is tucked away in the utility room – perfect for a dog kennel and ample storage. Elsewhere on the ground floor, there is a cloakroom and the original sitting room, which we believe could work as a playroom, a study or second TV room.

On the first floor are three bedrooms and the family bathroom. The beautiful master bedroom incorporates part of the extension. This double aspect room with its vaulted ceiling and exposed beams has a direct view over the fields and the Juliette balcony makes the most of this westerly aspect room. There are built in wardrobes and access into the spacious en-suite bathroom. Another bedroom at the rear also overlooks the fields and has a Juliette balcony. To the front is a good size double aspect bedroom and the family bathroom provides a large walk in shower as well as a bath, WC and hand basin. Stairs rise to the second floor and to bedroom four, a triple aspect room which benefits from eaves storage.

The grounds of this home are also a key selling point for buyers. The garden wraps around the rear, side and front and benefits from plenty of all day sun. The bi-folds at the rear lead out to a terrace and the perfect spot for a BBQ with space for a large table and chairs. The view over the fields provide that feeling of more outside space. The raised lawn area provides additional space, with an outbuilding that has power and lighting. There is a wooded area too, perfect with no neighbours to the north side of the property and amplifying that semi-rural feel. To the front there is plenty of off road parking.

LOCATION Deaks Lane is a quiet and much sought after residential road in Ansty, which lies just over a mile to the west of Cuckfield. The village of Cuckfield boasts an array of independent shops coupled with a thriving community. Our favourite places to eat are at The Talbot and The Rose And Crown – the tasting menu at The Rose And Crown is superb, whilst for a more special occasions, you could try the Michelin starred Ockenden Manor & Spa which is in the heart of the village. No 1 Broad Street which opened in March 2019, is proving to be big hit with many locals. Close by to the property is Cuckfield Gold Course, whilst at the southern end of Deaks Lane is Ansty Cricket Club. For schools, there is Holy Trinity Primary School and Warden Park Secondary School, both rated as good in their most recent Ofsted report. Haywards Heath station where trains to London Victoria and London Bridge are under an hour can be found four miles to the east of the property, whilst Balcombe station, which is the next stop on the same line, is a similar distance to the north. Within two miles of Deaks Lane to the west is the A23/M23. Gatwick Airport is within 15 miles and the M25 a little further along the M23.
