A superb family home occupying a corner position with an established garden, double garage and drive. Four bedrooms, beautiful kitchen/diner and excellent decor. No onward chain.

Overview. This is an excellent family home, one that we have fallen in love and will no doubt appeal to a wide range of buyers. One of the first features we noticed as you approach, is the large corner position where you achieve a real sense of space around you. As you step into the sitting room from the entrance hall, the Amitco style floor which runs throughout the ground floor perfectly complements the lighter coloured walls. This double aspect room allows plenty of light to flood into to both the front and rear, with the rear looking out over the garden. We love the open plan flow into the kitchen diner, though if a buyer wanted to separate the sitting room and kitchen, this could easily be done. The kitchen is beautifully appointed, with ample Quartz work surface prep space, a boiling hot water tap, integrated dishwasher and plenty of storage. Sliding doors and a window overlook the garden, whilst an arch takes you through to the utility room. The utility room feels as though it is part of the kitchen rather than being completely separate. The slick finish continues, with space for an American style fridge freezer, another sink and so much storage. The door to the patio and side access provides that option of cleaning off muddy boots without entering through the front of the house.  The double garage is currently used for storage, but we think has potential to be converted into another room if required.

On the first floor the layout continues to flow and work well. The landing has a spacious feel, with the window to the front providing ample light and views in a south westerly aspect. All of the bedrooms have built in storage, with one and two being located to the rear and overlooking the garden. The re-modelled family bathroom is stunning; a glorious walk in shower is matched by a freestanding bath, whilst bedrooms three and four are positioned at the front and are good sizes.

The garden is a real feature of this home. Stepping out from the kitchen diner or the utility room there is the choice of either coffee on the patio in the hidden corner by the utility room, or lunch/dinner by the patio doors. Flanked by trees along the boundary line and tapering into a corner where you’ll find a garden shed, flower beds and maturing plants. To the front there is off road parking.

The property tenure is freehold and the council tax band is F.

Location. We love the position of this home on Greenhill Way, where there is a real feeling of being away from the hustle and bustle of the town, but within easy access.

Access to town is provided by Franklynn Road. At the roundabout by The Princess Royal hospital, take the turning onto Northlands Avenue which connects the south of the town on the A272, down to Gravelye Lane and into picturesque Lindfield. For schools, there is the choice of Northlands Wood Primary or St Wilfred’s C of E is under a mile, whilst for secondary schools, there is Oathall Community College.

Local shopping facilities can be found on nearby Northlands Avenue, which includes a Tesco Express, Doctor Surgery and a pharmacy. For a further range, you have the choice of Lindfield or a more extensive range in the centre of Haywards Heath. The Princess Royal Hospital is located at the top of Northlands Avenue and connects well with the bypass road that takes you away from the town and provides access out onto the A/M23. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley and London Gatwick.  Head south and you have Plumpton, Ditchling and Wivelsfield Green within a few minutes drive, whilst to the east is Newick, The Bluebell Railway and the wonderful Ashdown Forest. For commuters, Haywards Heath mainline station is just under two miles where trains to London Bridge and London Victoria are from 47 minutes. Brighton to the south, can be reached in 20 minutes.
