A simply stunning character barn set in a stand alone position in just over an acre within walking distance of Lingfield village centre and mainline railway station. The recently refurbished accommodation boasts fantastic views, a small private lake and beautifully appointed self-contained annexe.
We think that Willow Cottage would be a perfect home for a young family looking for more space or a family with a requirement for an annex. There are so many reasons why you would want to live here so it is hard to pick out one in particular! Our favourite room is the recently fitted kitchen/dining room. Our Vendors have moved it from one side of the barn to the other to create a much larger family space and have done a great job. This triple aspect room now boasts a range master cooker, central island and double doors which open to the outside decked seating area. The kitchen is complimented by a utility room which has space and plumbing for a number of appliances.
The sitting room is simply stunning. It has a vaulted ceiling with exposed wooden beams, solid oak flooring, a bespoke oak staircase which rises to the first floor and an brick fireplace housing a wood burning stove. This room is perfect for entertaining or relaxing on a cosy winter evening. The third bedroom is located on the ground floor and benefits from fitted wardrobes. There is also a family bathroom and cloakroom on this floor.
On the first floor there is a beautiful master suite. The bedroom is double aspect with views to the front and a balcony with a stunning outlook across open fields. There is a range of fitted wardrobes and a recently fitted ensuite which boasts a fantastic walk-in shower and another balcony overlooking the fields. Bedroom two is located at the other end of the barn and again benefits from a balcony and fitted wardrobes.
Willow Cottage also benefits from a detached annex. This is ideal for a family looking for a self-contained space for a parent of older child. The annex was only constructed a couple of years ago so still retains a lovely new feel. On the ground floor there is a fitted kitchen and open plan living area. There is also a walk-in wet room with basin and wc. On the first floor there is a good sized bedroom and bathroom with roll top bath and wc.
The property is approached through an electric iron gate on a gravelled driveway. To the left of the drive there is a small private lake with open fields to the right. In front of the house there is an area of parking and turning. The rear garden comprises a decked seating area giving over to an expanse of lawn.
LOCATION There are plenty of facilities on offer to local residents. The village is served by two excellent coffee shops. The more nationally recognised Costa Coffee and the smaller, independent Rosies is popular with local families with young children. There are three award winning curry houses and an excellent Thai restaurant. Coughlans bakery is a recent addition to the village but is already a firm favourite with us! A Co-op offers the opportunity to carry out a larger shop. The market town of East Grinstead is only 4 miles away and offers more extensive shopping facilities. The village is served by two public houses with the Star offering a fantastic garden and excellent menu. Despite only opening a couple of years ago Wee Ones Nursery has a growing reputation and the village school is popular. Lingfield College is a highly regarded co-educational independent school.
Lingfield boasts a popular all weather racecourse and National Trust facilities are located locally at Wakehust Place and Standon House. Hever Castle is also only a short drive away. For those interested in golf and fitness, Chartham Park can be located within a short drive.
The mainline station offers regular services to East Croydon, London Bridge and Victoria. The nearby M25 is accessed at Godstone Junction 6, offering easy access to London, Brighton and Gatwick airports.
