Guide Price £895,000

Located on perhaps Balcombe’s most sought after road, a beautiful example of an Edwardian home, with spacious accommodation over three floors. Five bedrooms, stunning master suite, superb double aspect kitchen and large westerly aspect garden.

DESCRIPTION Ringwood is an exceptional family home, full of charm and character and located on probably Balcombe’s most sought after residential road. There is so much to this home that buyers will fall in love with and in particular, we are huge fans of the excellent entertaining space. As soon as you walk up the drive and notice the stained glass front door, you get a sense of the character that this home, built around 1900, provides. The solid oak floor in the entrance hall and sitting room flows really well and perfectly complements the soft finished walls and high ceilings. The south facing bay in the sitting is a great feature, as is the wood burner. As you walk into the double aspect kitchen, you’ll instantly see the ample prep space area and island. The stone worktops amplifies the light in this room and there is plenty of storage space in the soft closing cupboards and drawers. You’ll find space for a rangemaster cooker, American style fridge freezer and that all important wine cooler. Perfect in the summer months with the bi-folds that lead you out to the garden and also in the winter, with underfloor heating to complement the tiled floor. The former kitchen is now an excellent double aspect utility room which measures 12’9 x 10. Built in storage ensures this is the perfect room to hide everything and it is home to the two water tanks and a boiler. There is a sink and space for a washing machine and tumble dryer. The stable door access allows additional light to come into the entrance hall. The ground floor accommodation is completed by a cloakroom.

The turning staircase is another example of the character of this home, with a southerly aspect window on the mezzanine landing to both the first and second floor that allows the light to flood in. On the first floor is the master suite, family bathroom and two further bedrooms. The stunning master suite is located at the rear and overlooks the large westerly garden. Beautifully laid out, the part frosted glazed sliding doors to the en-suite are a great addition. The large en-suite is slick and luxurious, with a matching marble top bath and twin sinks with storage under. There is also a walk in shower, wc, underfloor heating and heated towel rail. In the family bathroom, the rainwater shower head feature stands out, as does the underfloor heating (there is underfloor heating in all of the bathrooms) whilst one of the bedrooms benefits from a sink and enjoys a southerly aspect bay and the other bedroom overlooks the front garden. The second floor provides two further bedrooms and a bathroom. One of the bedrooms benefits from a double aspect and we really like the rooftop views along Stockcroft Road. It is worth noting that all of the bedrooms have fitted wardrobes/storage to make the most of the available space.

The gardens of Ringwood are a real selling feature. Bi folds from the kitchen take you straight to the patio where you’ll find ample entertaining space and access into the double garage. Plans have been drawn to convert the garage into one large room that could serve a growing family or the ideal work from home environment, which will be so important to many buyers over the coming weeks and months. Steps rise to the BBQ and terrace area and then onto the lawn. This area is a great spot to relax in, the variety of mature trees provides plenty of privacy and you’ll find at the end of the garden a gate which leads you onto Balcombe Recreation Ground.

There is ample off road parking available. The side access has space for cars to reach the garage, but the five bar gate naturally creates the parking to the front which can comfortably accommodate numerous cars and enables Ringwood to be set back from Stockcroft Road.
