DESCRIPTION This is a superb property, built in the late 1920’s that has been extended and modernised over the years to create an excellent family home. There is plenty for a buyer to get excited about, from the southerly aspect garden to the character throughout.

We like the fact that the principle ground floor rooms all look out over the rear garden. The sitting room benefits from a triple aspect and flows perfectly into the dining room, which has an eye catching and imposing inglenook fireplace. The kitchen/breakfast room provides ample work surface space and appliances, with a door that leads to a covered area and a tandem garage. An architect has drawn plans to create a large kitchen/family room by opening up the kitchen and dining room or the kitchen and study, which is located to the front. We also think that there is potential to incorporate the garage without including the dining room or study and would therefore considerably increase the ground floor entertaining space. Other key points we really like on the ground floor is the servants bell board in the kitchen and also the stripped wood floor that runs from the sitting room through to the dining room and study.

Stairs raise to the first floor from the entrance hall to three bedrooms and the family bathroom. The stripped floor on the first floor landing complements the large leaded light window that overlooks the front. The master bedroom is an excellent room, built in wardrobes and ample space and plenty of light coming in from the windows that overlook the garden. The en-suite is stunning, a large walk in shower perfectly complements the free standing bath and twin hand basins. Bedrooms two and three on the western side of the property are both good sizes and the family bathroom is slick and modern.

The loft was converted in 2007 and stairs now rise from the first floor to a shower room and two further guest bedrooms. The staircase opens out to a landing which could be a great play area, with the bedrooms either side. One of the bedrooms has been specifically wired to be used as a cinema room, if required.

The garden is another excellent feature of this home. Facing predominantly south, there is plenty of space to make the most of the aspect. A patio terrace gives way to a lawn and is enclosed by fencing and high level hedging which provides a large amount of privacy. To the front, there is ample parking for cars on the gravelled drive and access to the garage.

LOCATION Tyes provides an excellent position for access into Haywards Heath or to Cuckfield. The village boasts an array of independent shops coupled with a thriving community. Our favourite places to eat are at The Talbot and The Rose And Crown – the tasting menu at The Rose And Crown is superb, whilst for a more special occasions, you could try the Michelin starred Ockenden Manor & Spa which is in the heart of the village. No 1 Broad Street which opened in March 2019, is proving to be big hit with many locals.

For schools, there is Holy Trinity Primary School and Warden Park Secondary School, both rated as good in their most recent Ofsted report. Those that need to commute can easily access Haywards Heath station which is 1.3 miles away where trains to London Victoria and London Bridge are from 43 minutes. On hand at the station is a Waitrose and around the corner is a Sainsbury’s. Also close by is The Dolphin Leisure Centre, open 7 days a week. The countryside is not far from your front door, National Trust facilities are located locally at Wakehurst Place and Nymans Gardens, with Sheffield Park less than 15 minutes by road. Pretty villages surround the town and in addition to Cuckfield, there is Lindfield, Ardingly, Balcombe and Wivelsfield Green. Brighton can be found 15 miles to the south, whilst a short drive north takes you to Crawley, London Gatwick and the A/M23. Gatwick Airport is within 15 miles and the M25 a little further along the M23.
