The Bank Holiday Effect: What Gardens, Balconies and Green Spaces Are Telling Us About the Property Market

By Paul Mulligan, Managing Director, Move Revolution

Every year, without fail, something happens over the bank holiday weekend that no Rightmove algorithm can fully capture. People go outside, they sit in their gardens, or on their balconies, or in someone else’s garden at a barbecue…and at some point a quiet but powerful question surfaces: is this the right home for us?

I’ve been in property long enough to know that bank holidays, particularly the spring ones, are one of the most reliable triggers in the market. Not because people suddenly decide to move. But because outdoor space has a way of making people honest with themselves about what they actually need.

This weekend, we’re sharing six properties across Surrey, Sussex, South London and Kent. Each one is different. But together they say something genuinely useful about where the market is right now and what people are looking for when they stop scrolling and start seriously thinking.

Space means something different now

The years since 2020 changed what people want from a home. The initial rush for space and gardens has settled into something more considered. Buyers aren’t panicking, but they are clear. Outdoor space, natural light, room to breathe. These aren’t nice-to-haves anymore.

What’s interesting is that this conversation isn’t just happening at the top of the market. We’re seeing it at every level, from a two-bedroom apartment with a private treetop balcony in South Croydon at £375,000, to a five-bedroom family home with half an acre of garden in Godstone at £1,250,000. The question buyers and renters are asking is the same: Does this home give me the outdoor space I actually want?

That question comes in different forms. For some it’s a garden big enough for the kids. For others it’s a balcony above the treeline where you can actually switch off. For some it’s a brand new home where the garden is a blank canvas you get to shape from the beginning. And for others it’s something different entirely, the freedom of a stunning setting maintained by someone else, with a pool and grounds that feel more like a private estate than a postcode. The market is telling us that people have got very specific about what they want. And the properties that match those wants precisely are the ones moving quickly.

What we’re seeing on the ground

Ivy Mill Close, Godstone, £1,250,000

Four bedrooms, over 2,300 square feet, and a garden that genuinely stops people in their tracks the moment they step through the gate. Mature trees, a gazebo with decked terrace, a swing seat and lawns that stretch far enough to actually breathe, all backed by open Surrey countryside.

“Ivy Mill Close is the kind of property that sells itself the moment you step outside. The garden is exceptional, private, mature and completely enclosed, yet with open Surrey countryside right beyond the boundary. We’ve had serious interest from families who have been looking for something like this for over a year. The location within walking distance of Godstone village green makes it genuinely rare at this price point.” Harvey Chowler, Move Revolution Sales

Westview Road, Warlingham, Guide Price £925,000

There are properties where you walk in and understand immediately why the owners haven’t wanted to leave. Westview Road is one of them. Five bedrooms, generous living space across three floors and a westerly aspect that gives you North Downs countryside as far as the eye can see. The kind of outlook that makes every season feel worth staying home for.

“The views from this garden are genuinely extraordinary, you forget you’re minutes from the M25. It’s a home that works incredibly hard for a family: the space, the flexibility, the location. Warlingham is consistently underestimated as a commuter location and buyers who know it move fast when the right property comes up. This is the right property.” Harvey Chowler, Move Revolution Sales

New Heritage Way, North Chailey, Guide Price £750,000

Semi-rural, peaceful and positioned on the edge of Chailey Common, this five-bedroom detached home is exactly what the market means when it talks about lifestyle property. A generous stone patio, a proper family lawn and countryside walks starting practically from the back gate. Inside, an open-plan kitchen and dining room that flows naturally outside, five well-proportioned bedrooms, three bathrooms and a double garage.

“North Chailey genuinely offers something that is increasingly hard to find, a substantial family home in a semi-rural setting with excellent school options and realistic commuter access to Haywards Heath. The garden here has been designed for family life rather than show. Buyers with children respond to that immediately and this weekend has been a reminder of exactly why.” Liam Campbell, Move Revolution Sales

Pampisford Road, South Croydon, Guide Price £375,000

Not every outdoor space needs to be a garden. Sometimes it’s a private balcony above the treeline, a skylight flooding a bright living room with afternoon sun, and glazed doors that make the outside feel like a natural extension of the room. This top floor apartment across over 800 square feet is a reminder that the right outdoor space is about quality and feeling, not square footage.

“This apartment genuinely surprises people when they view it. On paper it’s a two-bedroom flat. In reality it feels like a proper home, the ceiling height, the light from the skylights, the balcony looking out over the trees. For a first-time buyer or a couple looking for something turnkey in South Croydon, it represents outstanding value and a lifestyle that’s hard to find at this price.” Sky Sharp, Move Revolution Sales

Christmas Farm, Picketts Lane, Redhill, From £525,000

This is what it looks like when outdoor space is designed from scratch with intention. Christmas Farm is an exclusive development of just four brand new two and three bedroom semi-detached bungalows, set along tranquil Picketts Lane and surrounded by open countryside. Each home comes with beautifully landscaped grounds, a generous private garden with stone patio and bifold doors that open the living space completely to the outside. Contemporary specification throughout, Bosch appliances, quartz worktops, brushed nickel fittings, with EV charging, allocated parking and a 10-year Buildzone warranty.

For buyers who want the feeling of a countryside garden without the compromise of an older home, this is a rare opportunity.

“Christmas Farm is one of those developments that photographs beautifully but genuinely looks even better in person. The setting along Picketts Lane is tranquil and the quality of finish is exceptional. With only four homes available and strong interest already, buyers who are serious about this kind of countryside new-build lifestyle should not wait. We are arranging viewings now and guiding buyers clearly through every step of the process.” Sky Sharp, Move Revolution Sales.

Reed Drive, Redhill, £1,750 per month

Not every chapter of life calls for a garden to maintain. Sometimes the most intelligent relationship with outdoor space is one where the beauty is curated for you.

Reed Drive sits within the magnificent Royal Earlswood, a prestigious private development set within one of Surrey’s most striking Victorian buildings, surrounded by manicured communal grounds with countryside views stretching across Redhill and beyond. Two generous double bedrooms, an en-suite to the principal room, a characterful living room with feature fireplace, communal swimming pool and gym facilities, two allocated parking spaces and a setting that simply has to be seen to be understood.

Available mid-June.

“Royal Earlswood is one of those addresses that genuinely stops people when they see it for the first time, the building, the grounds, the views across Surrey. For tenants who want an exceptional lifestyle without the responsibility of maintaining a garden, it offers something completely unique in this part of the market. Properties here don’t stay available for long and this one is no exception.” Freddie Holland, Senior Lettings Negotiator and Partner

What this means if you’re thinking of moving

The spring market is active. Serious buyers and tenants are registered and viewing. What we’re consistently seeing is that well-presented, accurately priced homes are moving quickly, and properties that combine genuine outdoor space with strong locations are generating the most interest.

If this weekend makes you think about whether your current home is still the right fit, the most useful thing you can do is have an honest conversation about what your property is worth now, what the market looks like in your area and what realistic options are available to you.
